Open Houses: Are They Worth It?

Many home sellers who wish to expose their property to a larger market make the decision to hold an open house, and schedule a date and time during which they invite people to come and explore the property. Is it worthwhile for potential sellers to go through the hassle of an open house? Is it more risk than reward?

Of course, plenty of homes are sold through private showings, scheduled only between the home owner, the realtor, and the buyer. But the publicity of a well-advertised open house can bring in a larger sphere of interested people who might not have been exposed to the property otherwise.

Many people in the market to buy a home can't leave work or family to go house-hunting during the week; it can be difficult to find a time that works for both the buyer and the owner. Open houses make this simple. They are usually held on weekends, and all parties have plenty of advance notice. Not to mention the fact that a buyer at a well-prepared open house sees a much more pleasing display than one who is led through the house at 9:30 on a Monday morning.

However, all of this can come at a price. The number one concern among home sellers regarding open houses is security, for their possessions as well as their property. A seller who is already packing up to move might be very amenable to the idea of an open walkthrough, but one who is still living in the home would have quite a lot of preparation ahead. Things can, and do, get broken or stolen at open houses. It takes a great deal of time to organize a household's worth of belongings in such a way that several strangers poking through the house at once, trying to see how big the closets are, will not disturb them.

There is another security factor. Home owners are often just plain bothered by the idea of people seeing what they own and getting a chance to essentially case the joint. This is another reason why, if the owner is unable to store their property elsewhere during the open house, it may not be worth the risk.

Those who feel that an open house would be a good move in their market simply need to act smart. Request the help of your realtor, friends, and family, and pack away belongings. Provide adequate supervision in every room during the open house. If you would rather organize the open house into a series of guided tours, with one starting every fifteen minutes, this is a possibility (although you might lose one or two buyers who would prefer to wander free).

Basically, if your house doesn't have a lot of curb appeal and is short on offers, it might be worth your time to let potential buyers get a free peek inside. It can be a secure and helpful step in the selling process, provided you take the time to prepare for it

I'm asked many questions by home sellers as to how I plan to market a seller's house. When I don't mention holding an open house, its inevitable...they always ask..."Are you going to hold an open house for my home?" My answer seems to surprise them at first and really surprises them by the time I'm done with my explanation.

Most open houses are held on a weekend day when the general public is more able to preview homes. In my experience about 95% of the people that show up at an open house either know a Realtor or have one within their family they will use. So, that leaves 5% that are not working with a Realtor. Of the 5%, Out of curiosity, some are neighbors interested in the asking price so they use it and other information as a comparison to their own home. The remaining small percentage end up driving by the area, notice the open house signs your agent strategically placed at each corner and walk into your house. Keep in mind, these are strangers, possibly unqualified to purchase your house and like clothes, your house may not be the right fit or style they are looking for.

That being said, those that become disinterested in your house now become a prospective buyer of another house that your Realtor would be happy to show them. So, in short, an open house usually benefits the Realtor more than the home seller. Now I'm not saying an open house is useless. There have been many cases a home sells as a direct result of an open house. My experience has shown the percentage of homes sold as a direct result of open houses is miniscule.

Your Realtor's time is very expensive. You are paying your Realtor a nice hourly wage via a commission to market and sell your home. Do you feel that nice hourly wage should be spend baking cookies and permeating the house for a possible buyer or spent wisely on mass marketing media, networking and other more effective marketing strategies? I'm sure you can answer that one.

Of course, as a real estate agent you will not have to do these open houses every day of the week, but they will be a regular part of your schedule. The good thing is that open houses are not bad. In fact, if you make them work to your advantage they can be a lot of fun.

So what is an open house?

Generally speaking, this is when you open the doors to a home you are selling for a specified period of time so that anybody and everybody can take a look.

As a real estate agent you will have plenty of things to do at the open house, so do not get caught thinking that you can just sit around and let people in the front door.

Your biggest responsibility will be to show anybody who is interested the entire home.

As the real estate agent you are supposed to know everything about the home, and if you do a good job showing it you may be able to make yourself a sale on the spot. Of course this does not happen often, but the better you become at guiding people through an open house the more sales that you will make.

The seller of a home usually does not have a lot to do with the open house.

They will evacuate the premises before people arrive, and also make sure that the home is clean. But as the real estate agent it is your job to take care of the rest.

In addition to showing the home you may also want to hand out detailed information sheets, or anything else that potential buyers may find interesting. Every little bit of work helps when it comes to trying to sell a home.
