The best investment in the world....Land.

This is a lens devoted to buying land during hard times. Buying land cheap is what made the robber barrons of the dark ages. This doesn't mean we need to be robber barons, but we could probably learn a lot from them.
This lens is short and to the point.
Its all about cheap property.

Why buy land during hard times?

It would seem like a silly thing to do during an economic crisis...buying land. But, even the most insane person must agree that it's absolutely the best time to buy, if you're looking for cheap property.
You can ask yourself one logical question and see if you don't agree with this statment.

Question: If the economy was booming would it be a better time to buy?

Answer: It might still be a good time to buy, but would it be a better time? No.

If the economy is booming then the price of the land will also be booming, in other words, going up like a rocket into space.

What you really want is for the value of the land to be going down, or be at the bottom when you purchase it, when its cheap property. When the economy is bad and sellers of property are trying to get rid of their property, they are going to keep dropping the prices until they can entice someone to buy. That's where you come in.

You want the property cheap, you want the land for pennies on the dollar. There is no better time to do that when times are tough. When everyone is wondering why banks are failing, why people are losing their jobs, why the economy seems to be spiraling down hill. That's when the price of land is going down, usually lower then what the seller paid for it.

But, they usually want to get rid of it pretty badly. Gas, food, living is so much more expensive now that they have to sell the land in order to meet other expenses. And they're willing to take a loss.

Bad for them, but good for you. The economy will turn around, it always has and the chances are very good that it will turn around this time as well. There's always someone standing on the corner with a big sign that says, "The world is going to end tomorrow!". Just because there's a big sign doesn't mean you have to believe it, or that it might happen.

Buying land now just makes sense because it will eventually go up. Believe it or not there is, at this moment, real estate, land, property that is still going up in value, even during a bad economy. There are people prospering during these times.

Why? A number of reasons. The biggest one is that they probably don't believe there is a bad economy right now and are doing everything they can in the face of common knowledge.

They also may be buying land. They got through selling all they had a few years ago when things were looking very good, now they're loading up again....

Just this morning my wife and I was discussing the pros and cons of buying land today. Probably is a good time, but if one is up in years it might be better for heirs. It often takes long time to reap the rewards of raw land. Over time though there are very few who regret owning what they have.

I agree, plus, land is something which will always bounce back in value, regardless of the state of the economy or mortgage rates. As the world's population continues to grow, so will the need for land to develop. Although, I wonder if GOLD is not the way to go nowadays....

Sure buying land is good, but I know of something even better!

You have to *really* do your research if you're going to invest in land, and you have to be willing to hold it for decades (or generations if you make the mistake of buying somewhere that isn't in the path of growth). Also you have to put a lot of money down for most land purchases. Personally, I say invest for cash flow--land is pretty speculative.

    It really depends locally. If prices are going down by the dozens of percentages at the moment, than sure, land is the thing to invest in. But take care of where the land is. If it's in the middle of nowhere, it may not become valuable while you live :)

    Buy now if you can. Sad thing is all the land in our local area (UK) is still so overpriced it is not worth buying. Better investing in housing that landlords have to sell to cover their overheads.

    I agree if you have the money now is a great time to buy. It is definately a buyers market. And prices will go back up eventually once we recover and begin to flourish again.
