There was some big hype about the article and how the practice to by and bail was being used all over for home buyers wanting out of their existing bad mortgage situation and into a new lower price home.

The rules have changed and if you don't move forward and close by the end of July there may be only limited hope for you and your family moving forward.

So call your local mortgage professional and see what they can do to help! If they can't call me and I will make it happen for you!

So you are looking to buy in California

You "are" fully aware that the market is headed in the wrong direction right?

It may seem impossible to know exactly when is the right time to buy so here are some real life points to help you make that decision.

1. Inventory, there are thousands of homes on the market in most areas and with this many home up for sale then there will be some deals out there.
2. Foreclosures and Short Sales, they make up about 70% of the inventory state wide and that screams opportunity.
3. Every property that is in good condition is receiving multiple offers as buyers are lining up!
4. The home prices are at their lowest levels in years and this could be just a short window of opportunity but opportunities like this NEED to be taken advantage of.
5. Home prices have leveled off and that means that we might have found the bottom. This is a good thing because you will buy and the home prices will remain level.
6. Lending practices have tightened up and could get dramatically worse in the upcoming months. If that happens several buyers won't be able to qualify and that could really impact the market as well.

I think the above statements are a great start and I would encourage you to add in some comments of your own.
