Like many others before me, due to my personal finances and my job prospects, I decided it was time to sell my home and find something a little more affordable.

In today's economic climate, i'm sure many of you want to know how to sell your own house. The best advice i can offer is to actually put yourself in a buyer's shoes. What exactly would you be looking for if you wanted to purchase a new home:-

1) You often spend hours cleaning and preparing your house for viewings. However, have you ever thought that once your property is on the market, that many potential buyers will merely do a "drive-by". Make the front of the house presentable as well. Make sure you cut the lawn and add some attractve "visuals" to the front of the house. Remember first impressions count!

2) People love warm, friendly, cozy homes that appear clean and smell good. Remember to clean the windows, bathroom and toilet. Have some drinks on hand to offer your potential buyers and perhaps even bake some bread or cookies. This gives your buyers that homely and looked after feeling.

3) Be as honest as you can. No property or home is perfect. Fix whatever you are able to, but any negative facts, please disclose these immediately. An important point to remember when trying to sell your home, your prospective buyers are more likely to buy from people they like and find honest.

4) Show an interest in your buyer. Much like point three above the more interest you show in your buyer, the more likely they are to be honest with you as well. By creating a "friendship", it is harder for someone to let you down. Find out what they do for a living. Do they have family? Are they looking to sell a property too? This also will give you an insight into how serious they are about buying your home. Don't spend to much time with someone you know can't afford to buy.

5) Make a note on your annual household expenses. This should include your utility bills and taxes. This is about going that "extra mile", your prospective buyer will thank you for it!

I Can't Sell My House And I'm Buying a New Home - But I Can't Afford 2 Mortgages!

Flicking through a magazine, i came across a reader who has the above problem! The article was entitled "I Can't Sell My House - Help!". It appears the person in question was about to get married and needed a new property to house him, his new wife and her children. Therefore he needed to buy a bigger home.

The one thing that stood out straight away was the fact that the person in question mentioned they could not afford 2 mortgages. I was a little confused as no lender in their right mind would approve a new mortgage, if they thought it would financially overstretch their customer! A lender would always want to know what would happen with the original mortgage. If the property is to be sold and the mortgage redeemed, surely a lender would ask for proof of this! This person was also considering renting out his property, to cover his mortgage payments if no sale was imminent.

Now personally, i would never want to find myself in this situation. It seems as though life is very hectic at the moment for this guy. A worst case scenario could actually put this person into severe debt, give them a bad credit rating and even have a home foreclosure on their hands!

I shook my head is disbelief while reading. The article went on to add that this guy was actually trying to complete the sale of his house himself as he didn't wish to pay any realtor or agent fees. I agree in this day and age, that is actually quite a sensible option. Having to pay an agent somewhere up to 7% commission is only eating into my profits. So, yes i would complete the process myself. However, this scenario doesn't appeared to have been very well planned out!

One of reader's answers pointed out a resource, known as "How To Sell Your Home In 21 Days Or Less". An e-book, written towards the latter part of 2008 by someone struggling to sell their house. Of course, being curious, i purchased the e-book myself and have started working my way through it!

The information i have gathered from this resource has helped me immensely. I don't think i will ever be writing to a magazine and saying "i can't sell my house - please help!" However, i have picked up some very valuable information. I also realized that a lot of the process to selling your house is actually in the preparation, having a good knowledge of the overall process and your mental approach.

Probably far too late to this guy now!

    These all the nice tips, And very useful.I think, home sellers are in a tough spot: the number of homes for sale is increasing just as the number of home buyers is decreasing.
    That means you might have to drop your price to catch a home buyer's interest.

You can post a listing for a home for free and get lots of cool features such as virtual tour, google maps( buyers can see what schools and shops are near by), and you can also upload videos.

    Another cool thing about this site is that not only will your ad be seen there, but it will also be seen on major real estate search engines such as zillow.com and a few others. Zillow charges about $39 to post a home for sale. So if you post on www.realvacancys.com, you are getting a steal. I highly recommend this resource to many home sellers out there especially if you do not have the time post ads all over the internet and your are on a small budget. Realvacancys.com will syndicate your ad to other search engines for sure. Me as a licensed real estate agent, I plan on posting many ads on this site as soon as I figure out what firm I should work for. This is just advice for those looking to sell real estate.
