They should also provide identification documents, their current address, and references from their previous landlord or employer. For young people moving out of home contact details of their parents are important. Sometimes it is also good to get character references from recognized members of the community such as teachers or doctors. Once you have these references, it is important to follow them up to ensure the details are correct.
To ensure the tenants are serious ask for a deposit. This deposit can be four to six weeks rent paid upfront. It should not be too large since the UK law gives the tenant automatic right to sublet if the deposit exceeds eight weeks. Trust your feelings, if you are comfortable with the person when he is viewing the property you can be sure there will be no problems later.
It is also good to have a credit check for your potential tenants. This is a great tool especially for those better off-tenants. However, this may not be very useful for tenants on social security benefits. In order to make good tenant decisions you should make a large list of prospective tenants. Good advertising as well as building a solid reputation is necessary.
