My EXIT Story 

Here is the short version of how I got to the EXIT team

Before I joined Exit as a Regional Director I spent over 2 years as the Vice President of Sales for a large real estate franchise. I got a call one day from a Regional Owner for Exit Realty asking me if I would like to buy an Exit franchise. I agreed to meet and quickly came to realize that EXIT had a proven business model that would sell itself. For the next 3 months I worked out a deal to sell franchises for the regional owner and the rest is history. It has been the best move of my life!

    What are the monthly fees typically like at Exit? How do they help new agents with the expenses involved with being in real estate?

    Thanks for asking. Exit franchisees enjoy the lowest franchise fees in the real estate industry. You pay an initial franchise fee that varies depending upon your location and demographic. A residual occurs when you do the work once and you get paid over and over again for that work done. Here's how to get rich with Residuals! 

Lets say you work as an agent for EXIT. You introduce Mary to your broker and she is recruited as a salesperson. This introduction is called sponsoring at EXIT Realty. As Mary's transactions close, you are paid an amount equivelent to 10% of Mary's gross production as a special bonus. This is paid from EXIT's head office and is deducted from the broker's portion of the commission. In this example, Mary earns $100,000 annually. This means you will receive $10,000 in bonuses. In the EXIT system, sponsoring can be done in any office right across the continent and it continues for as long as the agent introduced stays and produces business.

In the example, let's say you sponsor in nine more agents producing the same amount of earnings. You would then benefit financially to the tune of $100,000 annually. This amounts to $1 million dollars over 10 years. These bonuses are over and above your commission. They fill in the gaps between closings and provide you with abundant cash flow streams heretofore unavailable in real estate and you become totally recession proof as a result.
The broker of the office benefits also because everyone in the entire system in North America has a vested interest in the growth of his or her office. And to top it all off, sponsoring bonuses are now paid out by e-business.

Steve Morris named one of "Real Estate's Top 25 Most Influential Thought Leaders" 

Why did Steve win? Introduced a residual business model that let associates earn a percentage on the sales of their recruits.

Taking a page from the insurance sales industry, where he'd worked, Steve Morris built a franchise by giving each sales associate a share in the success of the entire enterprise. Exit offers sales associates 10 percent residual bonuses from the corporation on the transactions of other associates they bring to the company and mentor. This unusual compensation offering has enabled Morris to grow the franchise to 1,007 offices and more than 30,000 sales associates in less than a decade. Exit's training is also getting rave reviews with its emphasis on mentoring and coaching as well as classes. After a stint with The Permanent, Canada's third-largest real estate company at the time, Morris joined RE/MAX in 1984 and within a year was named Top Manager in North America by the franchise. During his tenure, he was also named Broker/Owner of the Year for multiple offices. A dozen years later, Morris launched a model that gave associates a shot at more than 100 percent earnings through residuals.

I think you mean that the commission is NOT deducted from the Broker's commission, otherwise it would just be part of the split.

Words of Wisdom from Les Brown 

Les spoke at the opening ceremony of the NCAR Convention

Exit of the Carolinas had a booth at the North Carolina Association of Realtors Convention last week and I had the opportunity to hear Les Brown speak to this group of Realtors. What a great speaker! In fact, Les is one the the top 5 speakers in the country.

Here are a few of his quotes that I noted during the speech:

"Are you a thermometer or a thermostat?"
I thought this was great. Are you the type of person who sets back and feels what the temperature is int he market or do you SET the temperature in the market?

"Life is a fight for territory"
Something is going to grab your attention. Make sure that the right things are grabbing it.

"We might be through with our past...but our past isn't through with us."
We all make mistakes. Recognize your mistakes and try to move on. Don't let the past haunt you and affect your present.

"It hasn't come to stay...it has come to pass."
In talking about the real estate market (or the economy in general) his words are meant to remind us that things will no always be like they are now. Hunker down and fight knowing that nothing last forever.

"It's not where you are...it's where you are going."
Have a plan, work the plan, dream about your future.

"If you do what is hard, your life will be easy. If you do what is easy, your life will be hard."
There is no substitute for hard work and perseverance.
