says that 13.16% of all homeowners with a mortgage are either
at least 1 payment behind or are in foreclosure. This is the

With 1 in 10 homeowners having the pressure of foreclosure bearing down on them, I suggest including ".. Or if you know someone" in all direct mail pieces going out, looking for pre-foreclosures. I myself will be testing this copy on my next postcard.

1) While the subprime crisis may be showing signs of settling down, the ARM crisis is just beginning.

According to one business journalist:

"The big wave of Option ARM resets has yet to come, and given the drop in home prices, refinancing won't be realistic."

Yes indeed, more short sales are coming.

2) Municipal Defaults: yep, local towns and counties are feeling the pinch with foreclosures and tax defaults draining their coffers and pension funds. And when a town goes broke, that will that do to a resident's property? You guessed it. Property values will sink.

3) Commercial Real-Estate Collapse: My commercial real estate associates say its the untold story in the real estate narratives in the media. The second largest chain of malls has already declared bankruptcy. Obligations needing refinancing in the commercial market are in the, count em', trillions. And most of them, even with positive cash flows, are as underwater as residential mortgages. As these businesses crash, they will cause even
more unemployment.

It is clear, the opportunity is in where the need is... homeowners saving their credit, banks getting out of bad assets, and investors and homebuyers getting good house deals... with short sales of pre-foreclosures.
