Top tips for improving your home

There are many great ways of improving the look and feel your home, whilst at the same time increasing the value for future investment. Being an architect (Architects Leicester / Architects Leicestershire), I am aften asked my opinion on the best way to invest money into a home. So, I have put together a comprehensive article explaining what I believe is the best way to invest money, increasing value, and enhancing future investment.

Extending your home

Extending your home is a fantastic way of increasing value and comfort at the same time. A well though out extension plan could increase your property value by up to 50%, so providing you have the money for the initial investment, this is probably the best way to increase the value of your home.

Kitchen

One of the best ways of increasing property value, at a moderate price is to redevelop your kitchen. This can cost anywhere between £3000 and £20000 depending on how extravagent you want to be, but can increase the value of your home by up to 10%.

Converting your loft

A loft conversion is another popular choice and is a fantastic way of increasing space in your home, without the problems that go with having an extension. This choice of upward property improvement can add up to 15% to the value of your home.

Having an en-suite bathroom

This is another good choice for increasing the value of your home, adding style to the property, and giving you and your partner a more luxurious lifestyle. This is a particularly good investment if carried out in a large bedroom and can add 5% to your property's value.

Having a new bathroom installed

Upgrading your bathroom is a good way of adding style to your home whilst at the same time increasing its value. The cost can vary from £1000 to £10000 depending on your budget and can add up to 5% to your home's value.

Redecorating your home

The cheapest way of improving your home is to redecorate every room. This can be anything from a new colour of paint, new curtains, or a new living room suite. This can cost upwards of a couple of hundred pounds, and can add value to your home, particularly if you are going to be selling shortly.

Other options

There are many other ways to improve your home and increase its value. Even taking care of the small problems that have built up over the years can benefit you. This includes insulating your home to reduce energy bills, replacing old flooring, fixing dripping taps, painting the exterior of your home, and fixing damp patches.
