There's no getting around the fact that the sun only shines for a limited time daily. To keep your house heated during those long winter nights, you may need some way to buffer the sun's bonanza. Install something that absorbs heat where the sun will warm it up during the day, and it will radiate heat in the cold hours of night. Thermal mass can be a concrete slab covered with tile, preferably in a dark color, or anything else which will soak up the sun's energy, and then release heat slowly when the sun's not shining.

Insulate
Once the heat's in your house, don't let it escape. Carefully insulate the walls, make sure all the windows are tight, and cover your windows with thermal film or heavy drapes.

The refrigerator compartment should operate at around 38 degrees F. Measure it too, and change it if it's too low. As a final step, twice a year, pull the refrigerator away from the wall and look at the coils (if your model has them there). If they are covered with dust and cobwebs, clean them up. This allows the refrigerator to vent heat more effectively, which in turn will make it more efficient.

For the next place we can save, the dishwasher. There are some simple modes that, when deactivated, will save you money. The first is the "heated dry" cycle. Just turn it off. Do the same for the pre-rinse feature.

Most of the energy used by the washing machine is used in heating the water. To minimize energy use, avoid using warm or hot water. Modern detergents work well with cold water. Hot water doesn't kill germs, so only use it if the clothes are badly stained or particularly dirty. If the machine has a setting for the size of the load, as most do, set it to minimize the amount of water you use per wash. This is particularly important if you're using hot water.

This means that if the ownership of the property is held as tenants in common you may have difficulty selling .

There can be cases, however, even for a home or residential property, where holding tenancy in common can be beneficial. For example, for a large residential complex where there are multiple residences on the property. It may be better to use tenancy in common, which would let each person have independent control over his or her share.

My Southern Dream Home 

For as long as I can remember I have dreamed of having a home with a wrap around porch with swings and rocking chairs. The house will be flanked by many trees, including magnolias and dog wood trees. The house would have five bedrooms, four bathrooms an in-law suite with a separate entrance, and an office. My kitchen would be outfitted with Sub Zero appliances, which would be stainless steal. I would have an owners suite which would have a fireplace in the bedroom as well as bathroom, a Victorian style bathtub and four poster bed. Sitting area that walks out to a rocking chair porch.

My Boys would have a jack n jill bathroom with two sinks while my daughter has her own bathroom, we would have a playroom on the basement level that would walk out to the back yard, which would contain an outdoor kitchen, outdoor fireplace and park like play area for the children.

North Texas has many excellent advantages. It has a growing economy, diverse job opportunities, and a strong business environment. Those are pluses when someone comes here to work. Finding a house to turn into a home can be a far greater challenge.
Dallas and Fort Worth both have affordable homes. However, for both cities, the choices are between affordable small homes inside the city limits or large, family sized homes in distant outer suburbs. The first choice is a crowded home with no yard, noise, and poor schools. The second choice is a larger house with a yard, decent schools, and a horrific commute.

Developers would do well to redevelop the inner ring of suburbs with larger family homes, even if with small yards, to accommodate a balance between not being crowded into 1200 square feet or spending 12 hours a week on the highway. Those homes that are redeveloped should not have pools. Even in Texas, a pool is only used 5 months out of the year. Most homes with a pool end up losing the whole yard to the pool, leaving families with a modestly sized home - if it had a yard - with one they cannot use in bad weather or the cold season. The ideal home should also have a driveway in the front of the home with a two car garage. Requiring people to drive down back alleys to get to the garage - that is hard to get into and requires waiting single file to exit - is a terrible practice. This is also a burglary invitation, since no one can see one drive ways nearby. The result is that many home owners of such alley garage access homes park on the street to access their front door, avoiding the alleys but filling up the residential streets.

The Perfect Golf/Beach Home 

If I had one wish for the perfect home it would be one that combines the best of golf course and beach living in Sanibel Island, FL. Location is everything. I'd want the front of the house looking out at the Gulf of Mexico with about 100 yards of white sand separating the house from the Gulf waters. I'd want the back of the house situated on a lush golf course. The house itself would have a wrap around, screened in porch. We'd have 3 bedrooms, a family room, den, 3 1/2 baths, a large kitchen and an eating nook. No living room or dining room. The house would be one floor with a widow's walk accessible from the inside of the house. The house would have its own back up generator and a hot tub with a view of the Gulf.

Dream Home for Maximum Efficiency 

My dream home would be in Houston or San Antonio, Texas. It would have designs for extreme energy and privacy efficiency. Energy efficiency would include double pane windows, solar film everywhere, and solar panels hooked up across the roof, hooked into the the grid. Ideally, this home would power itself. All walls would be sound-proofed as well as possible, with the use of double walls where possible to act as sound barriers. All hot water lines throughout the house would be foam insulated, with a recirculation system for instant-hot anywhere in the house. Well-suited structured wiring in each room from a central location would ensure network, surround sound, alarm, thermostat, intercom, and video signals will be easy to install and replace. This house would be single-story, be conducive for vegetable gardening, and several hidden clotheslines in the backyard. The entire outside would be brick, with no exposed wood or hardy plank siding.

BUY A HOME AND SAVE THE ENVIRONMENT 

As a homeowner I feel a great responsibility to reduce the environmental impact of my home. Over the past year I have taken steps to reduce my carbon footprint and greenhouse gas emissions. I currently buy green energy from my utilities provider, have installed a small solar system on my roof, and have installed new energy efficient appliances in my home. I also have chosen to replace all of the light bulbs in my house with compact friendly fluorescent bulbs after hearing from my neighbor that these help the environment by reducing overall power consumption. All of these steps have reduced my energy bill and hopefully will also help save the environment.

What I do to help the Environment: 

I do a few things to help shrink my carbon footprint. I save up all my plastic bottles and when I have enough I take them all down to the local recycling center. I also am sure to shut off all lights and non-essential items and unplug them before leaving the house to make sure that I don't consume electricity that I don't need.

Another thing I plan on doing this summer once it gets warmer is to ride my bike to work so I don't pollute and I get some decent exercise. I also try to walk whenever I cam going short distances and use the car as little as possible.

One thing has to say regarding environment, in my town they light up the waste materials for once in weak. They don't know what they are doing and they feel that they are cleaning that place. They don't know what the effect will be for that stupid thing. I have noticed this for two times and told them to not do like that. They pretended as if they listened to me but after two weeks they did the same thing. I didn't have anger and I notice that they were illiterate and I have to explain about effect. One day I called all those workers to my house gave them some snacks and explained them about and urged them to save the environment. From that day they stopped doing that.

Plenty of Trees and Plants at Home 

I have a home in the city and have a little space in front of my house for gardening. I have planted a number of trees and plants and the entire space is absolutely green and shady. I have some 100 odd flower pots on my roof top too with seasonal plants and some ever green plants. I really enjoy working in my garden in my spare time. Reflective films are similar to the familiar window films in cars. Reflective films can block up to 70% of incoming heat while only reducing light infiltration by only 30%. During the winter, turn the heat down when you're out for the day in addition during the night. In the summer, let the AC take it easy with a higher temp when you're out or you're asleep. Hot water from your water heater will not sanitize your clothes because it's not hot enough to kill the germs. Doing that requires boiling hot water! Modern detergents will work well using cold water.

Clean your clothes dryer screen and exhaust vent. Your clothes dryer will work with greater efficiency when air flows easily through the unit. Take a moment to clean the screen each time you use the dryer. Periodically inspect the vent. This will have the added benefit of eliminating a potential fire hazard as well. In a situation where the vent ducts have sharp bends, see if you can rearrange the run to reduce the number of right angle bends. Bends interfere with the free flow of air, which makes the dryer have to work longer to dry the clothes.

Saving on Lights

Turn off unnecessary lights, just like your Grandma was constantly saying. Whenever you leave a room, get in the habit of switching off the lights. Not only will you save on lighting costs, but you can save on cooling costs too. Lights produce heat, and in hot weather they can put more of a demand on your air conditioning system. This is even more important if you use incandescent or halogen lights. These light types convert about 90% of their energy consumption into heat! Use compact fluorescent lighting. Speaking of lighting, replace those inefficient incandescent bulbs with compact fluorescent bulbs. Take a Staycation and Save 

Gas prices go up and down up and down, and just because gas prices are lower again for a while, at least, doesn't mean we should go back to wasteful habits. During the high price times of last summer, many took up the idea of saving money and energy by having a "staycation." This is a made-up term meaning simply staying at home and making an effort to take advantage of whatever the home area has to offer. It's a different kind of vacation for an overworked family.

So if you want to take a staycation this year, then you're in the best place already - right home sweet home! How can you make the most of your staycation? The activities you can go for finding having fun naturally, will depend on where you are. How would a tourist find out about your nearby attractions? Think about it, and just do that. Go online and then google your town. Go to the Chamber of Commerce. Find a family that's new in town and ask them what they liked when they first arrived.

Once you settle on activities, here are some other tips to get the most enjoyment out of your special time off on your staycation.

Do real vacation activities. Be sure to take pictures of your adventures, order dessert with dinner, stay up past bedtime and sleep in late in the morning (if the kids will allow). Be adventurous and break (or bend) some of your own rules. A staycation can be fun for your whole family.

Unplug your phone. Close down your email (especially work related). Pretend you are unreachable on a sailboat off the coast of Acapulco.

Prepare your house just as you would if you were really leaving town on a traditional vacation. No one likes to come home from vacation to a dirty house and a pile of dirty clothes, so give the staycation that same treatment. Do the laundry, clean the house, and get errands done ahead of time before you begin so you will not have to fill your time with housework and the like.

LIFELONG RENTING VS. PLANNING TO BUY 

I've never really had a choice about renting vs. buying real estate, and now that I do, for the first time ever, it is bringing up a lot of -- not issues, really, but more like assumptions that are tied to identity.

This has never been a big deal to me before, but now that I'm pushing fifty, it has become more important. I live in a part of America where it is relatively easy to live off-grid. To buy real estate that is undeveloped, and then to build a habitable structure in bits and pieces -- adding on as one can afford to -- is relatively common here, contrary to how it is often done elsewhere in the country, where the package deal, complete with a 30-year mortgage, seems to be the norm. Well, we all know how that has been working out lately.

For the past few years, I was saving while everyone else was spending, and now that prices for raw property has dropped to a point where even I can afford some, I'm planning to do it. I'm determined to live alone for at least one portion of my life. I did the math about a year ago, and I figured out that I've managed to live alone for a total of less than a year of my entire adult life. Considering how independent I am, this is ridiculous. So after spending two years thinking about the pros and cons, I'm finally ready for the change. I've been actively looking at real estate for sale by owner for a while now. Probably I'll stop renting within a year. No illusions, but I think it'll be worth the extra trouble and responsibility to own my space.

There Are Some Advantages to Moving to the Big City 

I know it's terrible, but I love being able to order pizza and Chinese food and whatever else I'm in the mood to have. I love having the choices available, though as you would expect I still cook.

Many things you need can be less expensive. When I had to get everything at the small general store far outside the city limits where I used to live, prices were high. Stores are closer now that I'm in the city so I don't have to get in my truck just to get a bag of apples or a few grocery items.

Shoveling snow is a snap. Lawn care is not a problem. I don't miss having to take care of in my yard, and I enjoy city parks once in a while. Living out away from everything I used to have to spend money and hire somebody to plow the driveway up the hill to the place, and do the heavy yardwork.

I love walking to nearby places conveniently like stores, cafes and the schools. I like choosing to drive if I want to but now my choices are not limited. I can take a walk, or bike almost everywhere I want to go.

If you are under a pile of big debts, you could wait years before you pay off all your bills. But who wants to wait that long before being able to buy a home? Instead, find ways to raise your credit rating in the next several months. Pay off some of your small debts like movie rental clubs, magazines and similar bills that may be on your report. Be sure to pay your bills on time for at least six months so it shows you've "turned over a new leaf" and you're prepared to be more responsible with debt.

How to Turn a Paint Job Into a Nice Mess 

Someone told me that if I am careful with preparation and get the proper paint and sprayer, the best way to get my porch balusters done might be to use a spraygun. There are a lot of tiny spaces that are unreachable with a brush. I have an air compressor

It was a metal pint container with a nozzle and hose receptacle, and a trigger. True, not every place has a store specializing in spray paint stuff, but I was glad to find this one selling just exactly that. Thinking about it afterwards, I should have called or searched online before taking off for the hardware store and being led all over town by all the recommendations from one place to another that followed. But, anyway, I got it done. Well, except for actually putting it to use and doing that pesky painting.

OK, step one is to learn the proper techniques. The little sprayer came with an instruction pamphlet, that'll do it. It had neat little sketches and warnings and cautions. OK, I'm on my way. Open the paint can. I think this paint should be thinner, though. Umm, viscosity, viscosity... there it is, viscosity. Be sure to check that the viscosity is right. OK, add a little water. That should do it. The directions say to try it on a test piece, test out the spray pattern. Oh no, what a mess. Globs. Book says globs mean paint is not thinned down enough or the adjustment knob should be turned clockwise. Little glistening globs on the deck right under where I had aimed at my target, what does that mean? Oh yeah, clean up the paint.

The little booklet says a good spray paint application can be a terrific way to transform your project. Well, that's for sure! It says a bad job can be a disaster. I think I'm getting this right, must be, after all it's just like it says in the book.

I'll finish the rest of this story tomorrow. I'm tracking paint in on my shoes and I have to go get another rag and clean up all the mess. If you want some fix-up suggestions, they're easy to find if you just ask somebody who has a clue.

Paint Spray Advice for the Hopelessly Messy 

When we left off yesterday I was musing on the fact that the little spray painting instruction book admitted that if you don't do it right you can make a mess. Seeing that a mess was being made, I concluded that more attention should be given to following the directions.

Having wiped up the paint from the floor that wasn't to be painted, I made another try at fixing the viscosity and the flow rate. I added a little more water, making it somewhere around one fourth added water. Tested again, and that smoothed out my test piece a little bit, but still there were blotchy spots. I turned down the rate screw, and -- hey, that's better! It's a tame little mist, like the good old aerosol can. That was comforting, to realize that was the mental template I should have had in mind to start with. What I had before, with the flow adjustment all the way open, was really more like the pattern from a garden hose.

Now, the work I started. I already sanded, but looking again at the little book I'm all too aware I hadn't done a good job on that. Let's see if a little spray from my now calmed-down spray nozzle will take care of it. It does not. I did a little touch-up, and went over it with a tack cloth to get rid of the sanding dust. That's better. I don't have to do any wood filling or repair, but if there were nicks or cuts or rotten wood to dig out and fill I would have needed to do that before this point.

Now with my nozzle finer and more controllable I can stay close to the work. I am careful to keep it moving, and keep it level. I didn't use a primer (so sue me) but going back to wherever the paint soaks in and looks thin effectively takes care of that, and is easier than having to do two coats.

After all that, the job came out not too bad, with a little caution. It turned out a lot better than I thought it would when I started yesterday. Next I'll get around to fixing my toilet. At least that's an easy job.
