Too Many Home Sellers Make Excuses

You are absolutely right about selling your home.

Selling your home can be frustrating and at times very upsetting. You think that everything possible is being done to successfully find a buyer for your home and go to a happy closing. Don't blame your real estate agent. They are probably doing everything they have been trained to do.

Bobby Watson, my lifelong friend since we were just kids, called me in mid-2007 to tell me that he was moving-again. As a software engineer, he has relocated 6 times in his corporate career since 1981. And with the real estate market being what it is today, Bobby was not looking forward to moving yet again.

His company selected a first rate nationally known real estate firm to market their home in San Diego for them. Bobby had only 90 days to sell his home and get settled into a new home in New York. He was relieved when his real estate agent told him and his wife Angela that even though the real estate market was slow at the time, chances were good that they could meet the 90 day deadline.

Is Everything Really OK? 

Home Sellers Really Don't Know The Truth

Psychologically, Bobby and Angela were packing their bags.

Within a matter of days, a nice newly painted "For Sale" sign was planted firmly in their front lawn. But this was no ordinary sign. It had one of those hi-tech radio transmitters attached to the sign post. When a potential buyer drove by Bobby and Angela's home, all they had to do was call the phone number on the sign, enter a 3 digit code and listen to a 2 minute presentation about all the good features of their house.

Within the first 7 days, their real estate company had "started the ball rolling" towards finding a qualified buyer for Bobby and Angela's home in San Diego. Just listed cards were sent to 257 homeowners in the neighborhood to announce the sale of yet another home in an already flooded buyer's market. But, what the heck. Bobby's Realtor had nothing to lose by sending out the cards. Right?

As the weeks passed by, Bobby and Angela's real estate agent appeared to be doing a great job. Their home appeared on their listing company's website so that local, national and global home buyers had the opportunity to view it. To give their home an added "push", their real estate agent even went the extra mile and did something exception to promote their home.

What Do You Think? 

Should home sellers be allowed to list their home with a real estate agent if it is an over-priced turkey? (That is, the house isn't worth the asking price.)

Virtual tours are yesterday's news. Here's what Bobby's Realtor did.

To give Bobby and Angela the competitive edge, as their Realtor saw it, a professionally made home video, complete with sound, was created. The video even included parts where Bobby and Angela were the "stars" as they demonstrated many of the best features of their home. This was done to make the marketing more "personal" and down to earth to potential buyers. In other words, make it easier to emotionally "bond" with the buyers.

In the hope of getting potential buyers to call about seeing their home, Bobby and Angela's Realtor uploaded the completed 12 minute video to his personal website also. How could anyone resist their Realtor's website. It had all the bells and whistles that any home buyer would fall in love with. It was absolutely beautiful.

Here's why Bobby and Angela were excited.

Their Realtor's personal website had not only the 12 minute video of their luxury home for buyers to look at, but it also let buyers know about similar home values in their neighborhood, local information about schools and houses of worship, area demographics, city services available, recreational opportunity in the area, medical facilities, shopping malls and on and on. It was , in a word, fantastic.

In addition, their Realtor contacted every one of his past clients to let them know about Bobby and Angela's listing. The idea was that maybe his past clients might know someone who wants to buy their home. When you think about it, this doesn't sound like a bad idea, does it? Why not give it a shot, because you never know. Their Realtor just might get lucky.

This Appeared To Be Good News

But wait. It gets even better---as the TV infomercials are fond of saying.

As part of the marketing for their home, Bobby and Angela's Realtor also advertised their home in "The Wall Street Journal". Not only was their listing in the United States edition, but also it was featured in the Asian and European editions as well because their real estate company had deep pockets and could afford to do this. So, when their Realtor told them that he was going to market their home to the world, he wasn't kidding.

As if all that marketing wasn't enough, Bobby and Angela's home was also advertised in a very professional homes magazine with glossy pages and full color photos. No expense was spared by their Realtor to promote their home to potential buyers locally, nationally and globally.

What is really so sad about this story is that this same thing is happening every day all over the United States today to home sellers. What appears to be a great marketing program for their home somehow falls short and ends up in failure. Usually this is the point in a home seller's listing that they begin to make excuses.

As soon as the real estate agent, the real estate company manager, the home seller and the friends and family of the home sellers start to make excuses for the home not selling---you know something is wrong. Now it's time to do what nobody wants to do. Face the truth!

Do you share these home selling myths with Bobby and Angela?

When Bobby called me from California about what was happening with his house, I could almost feel the frustration, anger and disappointment in his voice. It was almost like someone had ripped every ounce of hope out of his body and he was left flat and empty.

What a bad feeling.

I had just barely said hello to Bobby when he started telling me why, in his opinion, his house wasn't selling. First of all he said, "The market is slow". There are just too many homes for sale and it's hard to sell right now. I listened politely as I had hundreds of time before over the years with my own home sellers when they were frustrated because their homes weren't selling.

Bobby also told me that the "credit crunch" in the housing market was also making it difficult to sell his home. And despite evidence to the contrary, he told me that "no-one is buying" right now. There are just too many homes competing for too few home buyers. Probably he will just have to wait until the market gets better.

Do you know anyone who believes these home selling "myths"?

Here's what I told Bobby that helped him to finally sell his home at full market value and in about 37 days after our conversation. I said, "Bobby. Would it help you if I showed your real agent the only place to look where he can find ALL the potential buyers for your home"?

With great excitement he responded, "Yes".

Also, I asked him what was being done to make his home "different" from all the other homes for sale in his area. He just told me the standard stuff that I have heard until the cows come home. Oh, the Internet promotion of his home, The Wall Street Journal Ads, Home Magazines, mailings to his neighbors, blah, blah, blah. That stuff never worked for me as a Realtor so why should it work for his agent?

I told Bobby that selling his home is like that song, "Looking For Love In All The Wrong Places". "You see Bobby" I continued, "most real estate agents think like a real estate seller. And that's a big problem." Why? Because the feelings, motivations and aspirations of the buyer are what your Realtor needs to really understand and focus in on like a laser beam. What Bobby's Realtor failed to understand was right out of the Sales 101 book.

You can't sell them unless you understand them.

Remember the 1990 comedy movie with Arnold Schwarzenegger "Kindergarten Cop"? To find out which kid in the class belonged to the criminal he was chasing, he played a game with the kids. The game was "Who is your daddy and what does he do?". This same easy and almost always overlooked method by Realtors for selling homes uses this same idea.

Bobby's Realtor needed to ask himself, "Who is your buyer and what is it that motivates them to buy?". Or, in other words, create a profile of the type of person that would buy Bobby's home. Are they looking for a bargain hunter? Maybe a first time home buyer? Could it be an entrepreneur looking to buy a vacation home?

After almost an hour on the phone with Bobby feverishly taking notes as he sat in his California home, he began to understand what I was telling him. The fact was, the "Tell Sellers The Truth" Program that I created and now use for my home sellers will work as well for him and his Realtor as it has worked for me.
