Okay so this year (2009) me and my mom made a New Year's Resolutions that we will find something that will make money for us. Weather we work like crazy day and night or we travel around the world having cocktails.

So basically we are long time over the internet watching infomercials and soon we will hit many seminars and business gatherings to get as many opportunities that we can get.

So here is another infomercial that my mom have seen a couple of days ago. I Have seen them but many real estate investors warned me already about John Beck's Method.

I intend to bid on properties that I can personally or have a friend personally look at. In most cases, all you earn is about 18% interest on your purchase. Lots of work for just n 18% return. This works only if you have several hundred thousand dollars to invest. You further need to be very legal savvy to properly conduct a foreclosure at the appropriate time. If you
do not want to invest hours of time learning the foreclosure laws of every jurisdiction in which you might want to buy a lien and do not want to learn Secured Transactions in Real Property, this is is absolutely not for you. I have only been a general legal practioner for about 30 years and this intimidates me. A Tax Deed Sale is a public sale, usually at auction, of the deed to the property of a delinquent taxpayer. what many tax lien buyers find out is that, if they did not do proper title and bankruptcy research, their tax liens can become worthless.

At auction, tax liens are usually issued based on lot number. Purchasers have no idea whether they're buying a four-bedroom house or a plot of dirt without inspecting the property. "John Beck does not explain that in some Counties or States you have a waiting period and the former owner still has access to the property. Nor does John Beck explain what are S1, S2, S3 or S4 Tax Delinquent Properties are. Some Properties you cannot sell for up to two years. John Beck does not explain in his books that some properties you will never get the Deed for these Properties. Example: The State of Georgia does not allow you to own the Properties after you pay the back taxes. In Some Counties in California you have to wait up to 5 years and then you have to go to Court to do a Foreclosure which is more costs. John Beck does Not cover this in his materials or books or DVD. I have not used this product, but I am a real estate investor. I've seen this infomercial a numbers of times.I can tell you that you will not pay for back taxes and own a property for less then $1000. But paying on back taxes is a way to make secure money, and you don't need to order and make someone else rich to find that out. Do the research. counties hold annual auctions to raise money they miss on taxes. you bid on interest rates, usually starting around 28%. which is very good and if u can get in the know and make good public relations you could pay on taxes before auctioned and not worry about bidding down on interest rates. then you have a tax lien over a property. the owner has to pay back what u paid plus interest that you bidded. the state governs when they need to pay it back so your money will be held up for some where from 5 months to a year usually. then if they don't pay back the lien and interest THEN you own the property free and clear. and then you need to find a way to flip the property. this is a common technique for INVESTORS. unless your looking for good return for an investment don't try it. it takes money. and your money will be held up but 95% of tax liens are paid back, so your not likely to get a property. "I have read quite a bit of the complaints and the defenses, checked the websites and came up with an opinion that John Beck if that is his real name has developed quite an industry in business. It seems that it is the age old money investment marketing system that is a lot of HARD work especially for educated people. The rewards may be there for people who can understand and use the system to their advantage. Mr Beck no longer wants to work hard at that system and realized that he can sell the system and make more money which he has done. Unfortunately people do not want to work HARD and expect easy gains quickly to which SURPRISE it isn't that way at all. WAKE up people learn a system properly and work at it, it would happen, if you are in doubt then look for some other enterprise to suits your needs. However, I had no problem getting a refund. Make sure you follow instructions closely and make copies of all your work. Don't use the 800# to cancel your subscription, call the other local # and you'll get ahold of a professional representative. Treat them with respect - they are there to help you! Then submit your cancellation claim thru their website - follow the instructions. They will ask you for several different #s. PEOPLE,Mistakes happen.We are all human,but as far as I am concerned they addressed my issues and fixed the problems to my satisfaction and even went the extra mile. This buisness is like any buisness. You only get out of it what you put into it.If you are unwilling to put in the effort and do the work required,you will get nothing back in return. You can lead a horse to water but you cannot force that horse to drink. You cannot prove by me that John Becks Program is a scam. All of my issues were dealt with to my satisfaction.If people would stop thier complaining and put that energy into working the program they might be surprised with the results.I now own four lots ready for sale.Two of them I have seen they were purchased through Tax liens.The other two I have seen through pictures and have talked to the people in charge of the Stillwater Estates association and was assured that they are desirable lots and will sell. "I bought this product almost two years ago. The first two months were very challenging. I spent over $5,000 getting trained before I made my first purchase. In the first year I spent over $20,000 getting all the help I could because I was determined to make it work. The lowest house I purchased was for 17,000, which I sold for 69,000 three months later. I haven't found the $500 house yet. In that respect the advertisement was wrong. I'm sure there were houses sold for that. Keep in mind if a million houses are sold and 1,000 of them are sold for less"

"First not me, but my 74 yr old father. He got bit by the ads and since he is on a limited income, he thought this could supplement. First they told him they would help him learn how to use the computer and internet with his "personal coach". So he bit, using his credit card to the tune of $5500.00. Then they got him on attending a seminar in Las Vegas, to the tune of $4000.00. Well, his health declined, so he tried to cancel the seminar, they refused and wanted to reschedule. They advised him that he had 3 days to cancel this if he wanted, but it was now 5 months. Being of the older generation and not wanting to cause anyone any trouble, he has been avoiding meals and medication to cover his expenses and the charges on his credit. He has asked them for a copy of his "contract" where it states the cancellation policy and to this day has received nothing. "You call their number and they try to upsell you on all kinds of stuff. One of which was to pay extra for fast shipping as they say it will take 4 to 6 weeks if you don't. I declined all the special offers including paying for expedited shipping and received everything they offered as EXTRA anyway within 3 days. Then a representative called me and told me that they wanted to make me rich and that their motivation was to make me a rags to riches testimonial which they would use on future infomercials. The first interview asked me how many credit cards I had and what was the total amount of credit I had available. The second interview told me that I would need to pay $13,000 with my credit cards and that the contract would arrive shortly after. They refused to allow me to see a contract until I paid. It was then that I realized that this was obviously a scam and did some fast research on this company. After reading many horror stories that started out like my own story, I knew it was time to stop and go no further with them. After talking to the agent and someone higher up in their chain they let me have the class for 6,400.00. What I would receive for this class is books (which have numerous typing errors), 5 half hour lessons on showing me the secrets (which is nothing but selling the properities on [], [] and other web sites). I was also to get access to their coaches, the John Beck property vault (that was completely out-dated), and upon completion of the course they were to have 5 properities set up for me to buy, and after selling them, there were to be another 8 properities for me to buy. After completing the course I never heard from them about the properities they had lined up for me to buy. They also said that they would fly me out to meet Mr. Beck, but if I went now, I would properly punch him in the nose. Right now, I'm paying off the 6,400.00 that I was foolish enough to send them, and hoping that Mr. Beck gets what's coming to him. I was also told by Mr. Beck's agent that they were registered with the Federal Trades Commission. Well, it doesn't look like the commission is doing its job either. Mr. Beck's tv ads should be pulled from the television networks, and he should be made to repay everyone that he has taken advantage of. " Bill

Last Thoughts

From all the reviews that i have been reading.

It seems to me that the most complains are from the unethical ways that john beck's company does their business. Most complaints are from not being able to get money back, false refund claims, harassing calls, charges without authorization, harsh up selling, Trying to suck every penny that you have and don't have.

However as many complaints that they have for the system not working, they have praises that they system have worked. It seems that the system works in a very few counties or states. Not all counties and states will work the system.

Also In some states it might be even illegal John Beck's systems according to some feed backs.

Be prepared to do a lot of leg work. this system is not just a breeze, YOU WILL NEED TO WORK! and if you are going to do it be prepared to shed some money as it wont be cheap.

So I would say give it a shot if you can find out that your state and county can do the system. Make sure that everything you do is legal and hire a real estate attorney before you do anything. Make sure they revise every step of what you are doing.

Do not hire just a cheap attorney. If you don't do it right it might bite you later.

Also Make sure you don't buy John beck's system from their website or their 800 number.

From what you have read already they will try to squeeze every cent from you and harass you all they can.

Maybe you might want to buy from ebay or somewhere that your credit card is safe. If you have American express use it. Its a lot easier to charge back then master card and visa.
