People think they can't afford these nice apartments with all the top amenities. No ones telling folks the rent prices have been reduced.
To leverage this information you need to know a few key apt metrics.
How To Calculate The Cost Per Square Foot For An Apartment
To determine if you're paying too much rent for your apt in the current market, you'll have to calculate the cost per square foot. It' will take a little snooping and some math to calculate how much you are being charged per square foot.
Here's an example. Apt size( 200 sq ft ) (apt rent) $1260 monthly.
$1260/(200 sq ft) = $6.3/sq ft = $6.3 per square foot (This is amount per month, per sq ft).
To get the annual cost, you would multiply that amount by 12.
How To Negotiate Rent Prices With Property Managers
Once you get a renewal notice or before you sign a new lease, you can ask to talk to your property manager, to negotiate the terms for your lease. You'll probably have to make an appointment to do this, but it pays off in the long run. Let the manager know up front that you are looking for a lease that offers you:
lower your rent per square foot
larger apartment at the same cost
move into a one with a lower cost per unit
Make sure you have completed a break down of the cost per square foot (information shown in the above sample) to find out exactly how much you are currently paying per square foot vs how much you should be paying.
If you're being charged more than $0.879 sf. (*current as of March 2010 ) the current average cost per square foot of a Houston apartment, you're in a good position to get a reduction in rent or into a bigger or better unit for the what you're currently paying.

Apts in Houston To Avoid
Don't Rent An Ugly Apt
It's easy to recognize and find apts in Houston that you should avoid renting. Never set a foot on properties where glaring health and safety hazards exist. It's a sure sign of lousy landlords and/or property management companies that don't plan to make repairs. That's the easiest way not to lose your sleep waiting for them to fix up the property. Some of them are well known in the industry as people who never repair damage to apartments and ignore safety hazards. If you or someone you know is trapped in that kind of situation, I advise you, (I'm not a lawyer and this is not to be construed as a legal recommendation) to take a close look at the Texas tenant rights. If they fail to fix your unit then get out of there fast as you can.
It takes the same amount of time to find a decent place for you and your family in a nice Midtown Houston apt, townhome or loft, as it does one that's crappy. It's the 21st century! You don't have to settle for just any old housing unit to rent.
3 Tips On Apartments That You Should Never Rent
Unsafe and unhealthy living conditions that erode your dignity and respect.

Feng Shui Outside Of Your Apt
Midtown Houston doesn't have big zoning problems with factories and multi-family housing being next to each other. But noisy street traffic from Metro-rail, loud music and cars passing outside your bedroom window can hinder your ability to achieve the level of rest and relaxation you need to reach you level of peak performance. Here a few other things to you should know.
Try to avoid an apartment or condo where the front and back doors are aligned. When they are across from each other it allows the incoming positive energy to flow out through the back door. If the back door is made of glass it can help some of the positive Chi to return.
You also derives energy and strength from the landscape or topographical elements. Choose an apartment building that is wider at the back than the front. Condos and townhomes on a regular-shaped (square or rectangle) lots are especially good.
The plants and shrubs should not look like they're taking over the house. Avoid places where they either planted too closely or growing on the outside walls.
If the apartment faces open land or has a wide, open area in front of it, then it has the "bright hall effect." which is said to bring wealth and prosperity.
If there are trees too close to the house, especially if one is in directly inline with the front door, this is not good and will prevent opportunities for the homeowner or apartment residents.
Look at the approach to the house or apt. If the road ends at a straight line to the house, this is not good.
If the house or the land on your left is higher, your choice of apts is a place where good Chi can flow.
Floor Plans That Promote Positive Energy
The most important part of your living space is the front or main doors.Doors that have two panels are usually preferred to single panel doors.

- I am having an issue right now with my apartments. You see, I also live in Houston. Because of my smoking downstairs neighbor, I now have been diagnosed with asthma. I am in the early stages of working with the apt management, but right now they are acting like they can't do anything. Well I can't keep wheezing and coughing for the next 10 months so am hoping that they will either move me or let me out of lease. I was in my unit before she moved in. Thank you for our lens. I am thinking of writing one on this topic as my situation progresses.
