Before you are ready to prepare your Residential Lease Agreement, it is important to organize all your facts. There are more than the obvious things such as the names of your tenants, the address of the property and the amount of rent. Here is a handy checklist of items you may want covered in the Lease...

* When will your Lease begin?
* Lease Term - Fixed or Periodic One year, month to month?
* Security Deposit amount, Your state has a maximum you can charge
* Repairs and Maintenance - Who is going to be responsible for what?
* What appliances' are you including?
* Utilities - Who is going to pay for what?
* Late Fees and Returned Payment (Check) fees- When and How much?
* Will the Lease end automatically at the it the end of it's term (one year, etc.)?
* How much notice do you want to end the Lease?
* How do you want to handle pets? Will you allow them? Charge extra per month, or extra security?
* Do you want to include parking?
* What rules do you want to include?
* Will you require a co-signor?
* Does your state require any special clauses or disclosures?
* Are you including any special arrangements in your Lease?
* Are you considering permitting a Lease Option Purchase?

Use this checklist to make your online Lease creation a much easier process.

What Website Should I Use? 

There are a lot of websites that sell "state specific" legal forms. I personaly like www.ezlandlordforms.com, ok I may be biased because this is actually my web-site, but you should explore multiple sites and pick the right one for you. So go ahead, honestly checkout all of the websites out there and pick your favorite. This lens will show you how our product works. So here we go...

Steps 1 - 3, Fill in as you go... 

First select your state and the Lease Wizard will walk you through building your Lease step-by-step. Here are the Steps: 1 - Landlord Information, 2 - Property Information, 3 - Tenants and Occupants. This part is pretty straightforward. Just fill out each page as you go along...

State Assist - A Legal Guide for your State Laws 

You will notice areas with green highlighted text. This is State Assist, a guide to follow when you are building your Lease which informs you of the laws in your state.

Steps 4 - 7 This isn't so bad... 

These pages are where you specify the Lease Term, Rent and Security Deposit, Fees and the Maintenance and Repairs.

Step 8 Utilities and Utility Contact Database 

The utilities are what's in step 8, simply select who pays what utilities. You can easily add the contact information for different utility companies by using our contact database.

Step 9 Rules and Regulations 

Select from 23 rules and regulations to include with your lease. Simply check which ones you want and uncheck what you don't.

The bottom of this section allows you to write in your own as well.

Step 10 Additional Documents 

Step 10 allows you to add additional documents with your Lease. You can include a Cover Page, Table of Contents, 12 addendums, 4 Disclosures and 7 Informational Documents.

Here are a few examples: Purchase Option, Pet Agreement, Zero Tolerance for Criminal Activity, Lead-Based Paint Pamphlet (4 pages), Welcome Letter, and a bunch more.

That's It!, Just Click on Create Lease Package 

Click the button and the system will assemble your lease for you. This will take about 40 seconds, then you can download and view your Lease as a Adobe pdf document.

What not to forget with your Lease... 

Print 2 copies of the lease, the tenant will keep one and you keep one.

Make sure that the Tenant gets the utilities switched into their own name.

Make sure you have a completed rental application from the tenant (In case they try to skip town, you will need their personal info).

I like to give tenants send pre-addressed rent envelopes so they can mail their rent to me.

Make sure you collect all of the money owed ( security deposit, first months rent etc., before you give the tenant the keys.
