Living in the Seacoast Region of New Hampshire as been wonderful for me and my family. The scenery and quality of life found here is unmatched, of course that is just my opinion :-) Because I am so fond of this area I work hard to place families in homes they not only can afford, but suit there needs. There are many great communities in the Seacoast Region and I work tirelessly to find the best fit for my clients.

1. Get pre-approved for financing your new home with a local broker who knows the local market. They can get the same rates as you see on the internet.

2. Try and get familiarized with towns/cities of interest before you actually look at specific properties.

3. Find properties that seem nice on paper and do drive by's. This will help narrow your search without wasting your time and the seller's.

4. Don't look at too many properties in the same day. They all start to blend together and it becomes difficult to remember the specifics of each home.

5. If you think you've found the right home, always schedule a second showing to be sure it's for you. You always look at a home differently the second time than the first. If you wake up the next day and you still like it or like it more than you did the day before it's probably the home for you.

6. Unless you think a house is overpriced, base your offer on the prices that other homes have sold for recently in that area.

7. Always get a home inspection from a professional licensed home inspector.

7 Tips to Selling Your Home Quickly and Competitively

1. Pricing and Marketing. Two simple things sell a home, the right price and exposure to the buyer market. Price your home to sell not to list. It's important that your home is priced competitively with similar homes that have sold quickly in the area. Some sellers try to price high at first and then lower the price. Many times this simply eliminates the window of opportunity for ready, willing and able buyers to jump when it first comes on the market.

2. Landscaping. Make sure your yard is kept up well and free of ALL debris. Prune your bushes, spread fresh mulch, mow the grass and make sure everything on and around your exterior is clean. These are very inexpensive measures to make sure your home is looking its best.

3. Remove ALL clutter. Also, eliminate unneeded furniture. A room with too much furniture and clutter will appear to be smaller than it really is.

4. Remove pets. This is not to say that you need to get rid of your little loved one. Simply clean up after your pet and take them with you when you leave for a showing. Some people don't like animals and are turned off. They may like the home but may only remember the barking dog or the meowing cat.

5. Deep clean. Make sure the home is spotless. There are many discriminating buyers who may like the house but will be turned off at the first sight of dust and dirt.

6. Be flexible with showing times. The most likely time that a buyer will want to see your home is when you are usually home. This is difficult but try to focus on the end goal and give your broker the all the opportunity to show your home as many times as possible.

7. Consider all offers. Many times people may look at a low offer and get outraged or offended. It's important to understand that the buyer is simply looking for a good deal and isn't out to offend anyone. Make a fair counter to the offer no matter how low it might be. Be careful not to take a low offer to heart and not respond at all. They could just be testing the waters and you could be losing a good buyer. You have nothing to lose by countering any bad offers.
