IN THE REAL ESTATE MARKET PLACE THERE HAS NEVER BEEN A "ULTIMATE COMMISSION STRUCTURE" LIKE THIS ONE

The truth is, if you went into work, and always recieved a certain amount of money for the work you did. I wouldn't expect you to show up tommorrow.
If I told you I was going to pay you an amount significantly less than than what you were used to getting paid for the same job.
That would be crazy.
Wouldn't you agree?
On the other hand. This is what I experienced in the past.
Sometimes Buyers Agent's are reluctant to show LOW COMMISSION properties being lower than 2.5% or their industry's norm.
That is why 2.5% commission is a fair incentive to entice Buyers Agent to bring his clients through and SELL YOUR HOME.
If there should be a commission cut it should be on the LISTING AGENTS end.
I can tell you I recently just sold my rental property on the MLS network
MLS website costs realtors $1500 (year) Whether they put 1 home on the MLS or 1000 homes on the MLS website. (Niagara)
I paid the Buyers Agent 2.5% commission.
I ran 1 open house ad cost me $100
The sale price of my rental property was $172,000
$172,000 x 2.5% = $4,300
Add MLS website = $1500
Add 1 open house ad = $100
Total cost of selling my home $5800.00
That would work out to approximately a flat rate of 3.34 % to sell my home on MLS
I saved $4520 based on a 6% commisson.
I Saved HALF THE COMMISSION
Worked out for every party involved.

Here are some helpful advice when your ready to LIST YOUR HOME
Have a Licenced Appraiser or REALTOR give you an appraisal on your home
(for the purpose of selling)
There are different types of appraisals eg. Refinancing or pricing your home to be on the market.
Appraisal Prices vary shop around this route will get you a clear value of your homes worth or get a realtor of your choice.
Select the realtor you like best and can work with.
Negotiate a commission that is fair for everyone involved in the transaction.
Internet Advertising seems to be the way buyers are searching for homes these days
so make sure your agent is internet friendly and promotes your home on the web.
Your home should be strategically placed where the buyers are searching for their next home and in High Traffic Real Estate Portals.
News paper media is very expensive and not overly effective however results vary, so If you want a better deal on commissions dont have your agent spending large amounts of money on offline media.
I suggest a 2.5 % minimum commission to Buyers Agent.(or a enticing incentive for your market place)
Take lots of photos of the inside and outside of your home with a digital camera. Video footage is considered better.
Keep all pets out of the home for showings.
Keep the house clean and in the best condition you possibly can.
Keep the house well lit and all window coverings open to allow lots of natural light.
Make your home available for all showings and easy to access for all realtors.
