Ideas and Tips on how to get a home sold! Because of my love of marketing and selling houses, I have a GAGILLION ideas of things to do to make your home sell or if you are an agent, how to get more people to let you sell their homes. This is done without smoke and mirrors, in general just hard work and initiative. So if you are a home seller and stumble upon this - please take my good ideas and share them with your Realtor, and if you are a Realtor, please poach ANY and all ideas and give me your good hand me downs!!

How The Heck Do I Get A Home To Sell?!?!?! 

In this market getting homes to sell can sometimes be a challenge. A huge supply, rising interest rates and few buyers can make the job seem insurmountable! But there is hope - there are literally hundreds of things that you can do to get a house sold and hopefully some of these ideas will help! If you see an idea you like and are having trouble implementing it or if you have a great idea to add, please feel free to email me at tara@cometoclearwater.com!

1. Add your home to Zillow
2. Add your home to Craigs List
3. Hold an open house - invite the neighbors by walking around personal invitations
4. Hold a brokers open house - invite realtors (make sure you have food - realtors like food!)
5. Send just listed postcards (find out more about Realtor Marketing - Direct Mail Postcards)
6. Make a property flyer to put on the sign post
7. Order custom sign riders highlighting the features of the house
8. List all your comperable listings on the backs of your flyers
9. Market in Listing magazines like The Real Estatee Book or Home Search (get together with other agents and split the cost of the page)
10. Call other agents and tell them about your listing
11. Send your just listeds to the top buyer's agents in the target area
12. Identify move up buyers and send them your just listeds
13. Add your listings to your company's website
14. Ask other agents in your office if they would like to feature your listings
15. Get enhanced listings on Realtor.com - people like pictures
16. Make sure you have a home tour on your site - people like home tours
17. List your homes on Point2Agent
18. At your team meeting hand out your new listings
19. Attend any pitch session you can
20. Attend as many brokers open houses as you can - the other agents will notice and come to yours
21. Know your inventory - when you get a sign call make sure to tell them about your other listings that may be a good fit
22. Send out a neighborhood newsletter highlighting a couple of your listings
23. Lots of open house signs - if you think that you have enough put out 2 more
24. Price your home within $5K of what it should sell for - it is better to turn down offers than to never have anyone see the listing
25. Consider hiring a stager - having the right touches can make all the difference in the world
26. Clean your listing/house! Immaculate houses get $5-10K more!!

    Hi, I agree with your idea about postcards and I found a really neat site that I have recommended to my fellow agents called www.savethedatemagic.com. It might be a really good site for realtors who want to design something a little more unique for their sales efforts in these hard times for little cost.

    Dang - 140 Characters, have you read anything else I have written...hehehhe. A blog is robust, a lens is one page focused on a particular topic! I like the lenses (lensi) for specific things but would recommend www.wordpress.com or www.wordpress.org if you are going to have a true blog. Even seth has single page lensi and then his main blog...:) (347 characters - I was SO brief!!!)
