Hiring the Right Contractor for You

Before the remodeling process begins, prepare and organize what direction you want to pursue. Think about the function of the room, the mood you want to create and keeping it in harmony with the rest of your home.

If you are replacing only your floor, it would be wise to select an expert Flooring Contractor. A General Contractor may be a "Jack of all Trades, But a master at none". There are General Contractors that are flooring experts as well. Ask questions.

A General Contractor is very useful in working on multiple or major projects. A project where a number of experts are needed such as a plumber, electrician, framers, finish carpenters; etc is where a GC is valuable. A GC may have a select group of subcontractors that he has weeded through over the years. The GC knows the subs qualities and availability. Let the GC know that you are collecting other estimates. Get atleast 3 bids altogether. Compare apples to apples.

If you decided to play GC, understand you may know one good subcontractor, but if that sub has to wait because another sub doesn't show up to complete his part, your sub may not have a choice to stay and wait. If you have never played GC, expect surprises and frustrations.

Once you have decided on which contractor, it's your turn to commit to the project. A good faith deposit shows the contractor your commitment. How much of a deposit is negotiable. A reputable contractor may have vendor accounts that allow him to receive material without paying for 30 days. On the flip side, Custom cabinets, appliances, Granite Countertops and other custom material may have a %50 deposit required. Take this information into consideration when negotiating a deposit amount.

In some states, the contractor may have lien rights as well. This means that if you don't pay, he can put a lien on your house. Since the contractor has that right, there is no reason for you, the home owner to over pay on the deposit.
When you find qualified contractors in your area, make sure to check them out. Get release of liens from your contractor when you pay him. This allows you the home owner, to know that the contractor is paying his subcontractors and material vendors. Keep the contractor on your project by keeping him paid so he has cash flow for his people. Cash Flow will keep a contractor on your project.

    Brad, We recommend going to www.remodelerwizard.com and request your FREE estimates. There is no obligation. I've had tile done in my own home before and estimates were from $1,950 to $3,700! We had an issue with time as well. Our contractors are licensed and insured, and in the end it is your responsibility to verify and ask questions. Then go with the contractor you are most comfortable with. Hint: it's not always the cheapest guy.

    Kim, Great questions! First, start by getting 3 Free estimates from qualified contractors. You can click where it's highlighted "find qualified contractors in your area" up in the article. Compare all three contractors' prices AND at the same time go with your intuition. Cheapest price isn't always the best contractor if you can't work with the contractor. We qualify the contractors to confirm that they were licensed and insured when they signed up! Hope this helps!
