Section 8 Tenant

This is an excellent program to help people who really need this. Who might be able to get this Section 8 assistance?

US Citizenship: Someone in the household needs to be a US Citizen or a special category of non-US Citizen.

Income: You must meet the local area's income guidelines. 75% of all awarded monies for this program must go toward people making under 30% of the local area annual income. Other people may qualify, but these people's have a lower chance.

Good Behavior: You must not have had a history of substance abuse, criminal behavior, or committing fraud in connection to a federally assisted housing program.

Veterans: If you are a US Veteran, you might qualify for Section 8 assistance if you are (a) disabled, (b) have psychotic disorders, or (c) have substance abuse disorders.

First, you will need to apply at a local Public Housing Agency (PHA). (If you live in Southeast Michigan, you can click on the picture and go to the Section 8 Pros website to find the one nearest to you.)

Next, your local PHA will determine whether you are eligible. They will collect family income, assets, and family composition information. They will compare the information you provide them with other local agencies, your employer, and your bank. They will use the information to determine program eligibility and the portion of the rent they will subsidize.

If there is money available immediately, they will provide you assistance. However, often there are more people needing assistance then there is money to provide that assistance, probably you will be placed on a waiting list.

Once they reach your name on that waiting list, then you will begin receiving your HCV Section 8 benefits.

We only place tenants into homes that pass local city inspections for building codes and the Housing Quality Standard (HQS) Inspections, which is the Section 8 specific inspection.

We might show you a home that is in the process of being remodeled; however, tenants are not placed into homes that have not passed all of the necessary inspections. That means that we cannot negotiate the rent amount if you "do some of the work yourself." Sorry! We pride ourselves on providing high-quality homes.
