Stop Home Mortgage Foreclosure - Save Your Home

Homeowners who are having trouble making their mortgage payments often see foreclosure as an inevitability. This has been especially true lately thanks to the subprime mortgage crisis that's making the monthly payments on existing mortgages rise sharply to the point where homeowners can't pay them. When mortgage payments become unaffordable for whatever reason, far too often homeowners simply give up. The reasoning is that if the foreclosure is going to happen anyway, then why bother paying the mortgage or exerting the energy to fit it?

The unfortunate truth is that these homeowners are giving up unnecessarily. That's because there are things that can be done in order to prevent a house from being lost to foreclosure. In fact, foreclosure laws are designed to make foreclosure the last recourse for both homeowners and lenders. Home Mortgage Foreclosure it meant to provide a way for the lender to recover some of the money it loaned for the purchase of a house when the owner of that house is truly unable to make payments on that loan or dispose of the house in any other way. At the same time, foreclosure is inherently unprofitable for lenders to take away any incentive for them to take homes away from homeowners unnecessarily. Because of this, far more foreclosures occur than necessary.

Of course most homeowners don't have the time or background necessary to understand their state's foreclosure laws well enough to take advantage of them. For that, it makes sense to turn to a foreclosure counseling agency. A solid, reputable foreclosure counseling agency can help homeowners and lenders come to a mutual agreement to prevent foreclosure. In fact, when a homeowner contacts a foreclosure counseling agency, he or she greatly decreases the chances of her or his home being subject to foreclosure!

In addition to keeping one's home, avoiding foreclosure is good for the larger economic picture in many ways. First of all, when a homeowner is subjected to foreclosure, his or her credit undergoes a great deal of damage and he or she can be held responsible for any portion of the home loan that isn't recovered through the foreclosure auction. This financial devastation interferes with the homeowner's future ability to buy property, rent property, or possibly even get some jobs. In other words, foreclosure leaves the former homeowner less able to contribute to the economy! At the same time, since it's virtually impossible for a lender to recover all of the money that's been loaned to a home that's been foreclosed on, that lender can't repay its investors and will have trouble attracting investors in the future. This means that the credit needed to drive the economy will be tougher to find. In other words, one foreclosure can have wide reaching consequences to the entire economy.

Because of these consequences of home foreclosure, it's every homeowner's civic duty not to give up when faced with the prospect of foreclosure. Fortunately, a foreclosure counseling agency can present options to giving in to the possibility of mortgage foreclosure and help to advise the homeowner and lender alike on the best solution to any given problem. For example, changing the terms of a mortgage and refinancing a mortgage can both allow families to stay in their homes and lenders to recover their loans and even profit on the investment. Even selling a home on the real estate market and moving into something more affordable is much better for everyone involved than foreclosure.

In short, foreclosure is best avoided for a number of different reasons, and foreclosure counseling can help prevent it. For more information, Stop Home Mortgage Foreclosure.
