Challenges and Responsibilities of Rental Management 

Are you considering buying up a fixer upper home or two, renovating them and then leasing them out to prospective tenants to provide yourself with a consistent monthly income? Many people have the same idea, but it takes quite a bit of personal time work just to get the houses bought and ready for families to inhabit. If that were all that there was to it, however, it might not be such a bad idea. After all, a little effort and elbow grease never hurt anyone, right?

The truth is that real estate rental management is no walk in the park, either, even with the best tenants. There are a ton of responsibilities when it comes to leasing your properties out to individuals and families. One of the first things that you will want to do is to acquire proper insurance on your properties, including fire, theft and liability insurance. Taking responsibility for this aspect of your business early on will avoid the frustration of not being compensated later should the unexpected occur.

Once the make ready process is over, it is going to be time to advertise your properties, and there are a variety of ways to do this, from yard signs and newspaper classifieds to websites and brokers. Real estate rental management flows more smoothly when you try them all, to see what gives you the most promising results. Bear in mind that you may have to show the property yourself, and often you will not receive a call back after you have given prospective tenants a tour.

Of course, once you have some interested people, it is imperative that you be able to screen these potential tenants. Background checks are not an invasion of privacy. On the contrary, they are your right and obligation to your efforts in providing them with a quality place to live. You will want to check their rental history, their employment history, their credit report and at least two personal references. If a tenant is unwilling to provide such items on a written application, then seek elsewhere. It is your duty as real estate rental management to find tenants who will be respectful of your property and pay in a timely manner.

Yet another aspect of the real estate rental management business that you will quickly grow accustomed to is the maintenance and repair of the properties when tenants call with problems. In many cases, a small job can be handled by the tenant themselves, but if it becomes too costly or tedious for them, you can bet they will be ringing you up to come over and fix it. You will find yourself going over the property with a fine toothed comb when it is vacant, fixing trouble spots and upgrading to insure that problems are kept to a minimum while the home is occupied.

Creating a strong relationship with your tenants is perhaps the best thing that you can do for your real estate rental management business. By establishing a friendly, helpful rapport, you will go a long way towards insuring that their rent is received on time. Nevertheless, it sometimes happens that problems with tenants will occur, and you must be ready to deal with them in a firm, but respectful way.

If this seems like too much work, many companies offer their real estate rental management services for a small portion of the monthly rent that you receive from your tenants. These companies can assist you with all of the above responsibilities and more, and will save you quite a bit of time and more than a few headaches if you choose to utilize their expertise.

The Heart of Real Estate Management 

You are either in the business, you are interested in hiring a real estate contact management service or you are considering working in or starting a business. No matter what your motives are the secret is not conversion rates, answer times or even the amount that can be added to your wallet. The heart of it is the people and the human policy that the real estate contact management service has.

What should you be looking for and what questions should you be asking to be sure that the company you are investigating has a heart?

The company should have a culture of promoting niceness. If you want an in depth example of the areas to look for in a nice culture take the time to read books on the subject, which have excellent examples of nice culture.

A great sign of a nice culture in the real estate contact management business is if you can hear or see a smile in all of your communications. Call the business and check that you are greeted with a smile and that you are made to feel that your phone call is important. Be sure to e-mail the business do you get back short and curt responses or do they wish you a nice day and ask you to call or e-mail if you have any additional questions or did they pick up the phone and call you back to make sure that you are satisfied with the answers.

Have a couple face to face meetings at the business ask for a tour and introduction to some of the front line employees. Also suggest if the meeting is long, that you move it to the break room for a cup of coffee so you can observe workers when they are not at their desk. Are smiles on their faces? Do they say hello and welcome you to the company.

Be bold and ask the questions that are not supposed to be talked about in polite company. Here is just a sampling. What is the spread in pay between the CEO and the lowest workers? Is the company worker friendly? Does it have a union? Does it have a family leave policy? Does it have health insurance and benefits for all employees?

These may be tough questions to ask. The real estate contact management may balk at answering them and they may want to divert you back to the numbers of answer rates and conversion rates. Yet how can a company be nice to you, your employees and most importantly your costumers if it is not nice to its own employee family.

Other areas that will let you know about the heart of the company you are investigating is their commitment to philanthropy and community service. Do they support those less fortunate in their community.

Last you will want to see if they have green policies. Do they recycle? What type of energy efficiency improvements have the put into place in the last couple years or do they have an energy reduction plan in place?

These areas of investigation may not tell you the conversion rate of calls to renters but you can bet that a real estate contact management with these types of policies in place will have a nice culture and the conversion rates and answer rates will automatically be there because it will have happy employees who work extra hard as a member of a great team.
