Hitel is the allocation of resources like granting a loan by one entity to another. There are also certain conditions that need to be fulfilled by the claimant. They are:

  • The borrower should be a permanent resident of Hungary.
  • He should be at least between 23-25 years of age.
  • He should have a regular income.
  • The borrower should be a natural born resident of Hungary.
  • He should have a direct landline connection.
  • He should not be employed on a contract or temporary basis.
  • He should at least be earning 80 thousand Ft per annum.

Home Loan 

Lakashitel or home loan can be claimed without any proof of income. The claimant applying for a home loan should satisfy the following criteria:

  • Hitel can only be granted for up to 75 percent of the value of the property you intend to buy.
  • The duration of the loan would be between 10-40 years.
  • The WFA cash contract would be up to 15 percent. After this, there would be a reduction in mortgage payments and installments.
  • Borrowers can request a grace period and for the first 10 years can expect a reasonably low interest rate.
  • If the borrower is buying an additional property, the entire price of both the properties would be financed.
  • The claimant should not be in the list of any financial institution as a passive BAR.
  • All the claimants need to submit their income details before applying for a home loan.


Hungarian banks are almost done with home loans. Euro-based home loans are more common these days. The interest charged for Euro- based loans is low as compared to Hungarian banks. Now there are private lenders which offer an option where the mortgage payments for the entire duration of the loan remain unchanged. The term of the loan can also be revised every 3 months.

The loan amount that a claimant can borrow will vary, depending on several factors which include net monthly income of applicants, geographic location of the property, and funding, depending on the currency. However, the loan amount cannot exceed 60 percent of the market value of the property.

Home loans can be applied for 10 year grace periods also. The grace period includes interest and the operating expenses. But, the loan amount would not change during this period.

    Deviza alapú kölcsönök esetén a kezelési költségnek is van árfolyamkockázata
    A deviza alapú hitellel rendelkezök számára a kezelési költség estén is árfolyamkockázattal kell számolni, miután ennek nyilvántartása is devizában történik, jóllehet erre a pénzintézetek a kölcsön felvételekor nem kötnek fedezeti ügyletet.
    A pénzügyi felügyelet javaslata alapján a pénzintézeteknek a havi törlesztö részlet kiszámításakor a jegybanki középárfolyamot kellene használni, s ez a kezelési költséget is mérsékelné néhány százalékkal. A jegybanki középárfolyam alkalmazásával mintegy 5-6 százalékos csökkenés lenne elérhetö a törlesztö részletekben, jóllehet a pénzintézeteknek a drágább forráshoz jutás miatt veszteséges lenne egy ilyen intézkedés. Kérdés, hogy ezt a veszteséget áthárítanák-e az adósokra.
    A banki források vételi és eladási árfolyama közti különbség CHF esetén ugyan kevesebb, mint 1 forint, ám a kereskedelmi bankok gyakorlatát tekintve ez a különbség ennek mintegy 3-4-szerese. A középárfolyamtól való kereskedelmi banki árfolyamkülönbségnek van indoka, azonban a kezelési költség deviza alapon való nyilvántartását semmi nem indokolja. A pénzügyi válságot követö idöszakban a forint gyengülésével párhuzamosan a hitelfelvevök számára nem csupán a forintra átszámított kamat- és töketartozás emelkedett meg, hanem a hitelek esetén felszámított kezelési költség is nött.
    A deviza alapú hitelezés kezdetén ez a kockázat nem bizonyult jelentösnek, ugyanis nem volt eröteljes árfolyamkilengés jellemzö, jelenleg viszont ez már jelentös pluszkiadást okoz. Megoldásként szolgálhatna, ha a kezelési költség összege a hitel felvételekor esedékes árfolyamon kerülne rögzítésre, ám erröl ? szakértök szerint - maguk a pénzintézetek valószín?leg nem fognak dönteni. A pénzintézetek ebben a témában egyelöre más lépéseket tettek a devizahitellel rendelkezök terheinek enyhítésére. Az OTP Bank a korábban felvett japán jen és svájci frank alapú jelzáloghitelek esetén kamatcsökkentést hajtott végre június elejétöl, s így kívánnak enyhíteni a forintgyengülés miatt megemelkedett terheken.
    Az FHB Bank három hónapon keresztül legfeljebb 205 forintos törlesztési árfolyamot alkalmaz svájci frank alapú jelzáloghitelek esetén, ha annak árfolyama meghaladja a 205 forintot, de nem éri el a 215 forintot.
    A Budapest Bank CHF hitelek esetén 60, forint alapú konstrukciók esetén 100 bázisponttal mérsékli jelzáloghiteleinek kamatát azok számára, akik problémamentesen törlesztik hitelüket.
    Az Erste Bank ugyancsak árfolyamkedvezmény nyújt a CHF alapon eladósodott ügyfelek számára. Az árfolyamkedvezmény 5 forintot tesz ki. Továbbá nehéz helyzetbe került ügyfelek számár elengedi a szerzödésmódosítási díjat is.
    A Raiffeisen Bank a devizahitelek forint alapúra való átváltásakor elengedi mind a hitelbírálati, mind az elötörlesztési díjat. A K&H Bank CHF alapú kölcsönök forintra váltásakor MNB középárfolyamon számol.
    Az UniCredit Bank a deviza eladási árfolyam helyett deviza középárfolyam számolja ki a havi törlesztö részletet CHF hitelek esetén, ami frankonként 5-6 forint összeg? megtakarítást eredményez.
    A CIB Banknál több megoldás is rendelkezésre áll a bajba került hitelesek számára. A legtöbb ügyfél hitelének átütemezését kérte, melynek keretében a CHF hiteleket a bank kedvezményes árfolyamon váltotta euró alapúra.
