For Home-Owners who are late on payments and fear foreclosure
Don't wait til it's too late to save your credit
So . . . Say you are in the scenario that you are a month (or 2) behind on your mortgage payments, and the lender has started sending threatening letters and/or calling you repeatedly.
My best advice to you is to TALK TO YOUR LENDER.
Keep in touch with them at a minimum . . .
Be very careful about any kind of "work-out" plans because they can actually end up hurting you more than helping you . . .
and for heavens sake, don't pay anyone up front who tells you they can "eliminate your debt" -
If it sounds too good to be true, it probably is.
So . . . Who DO you talk to?
Start with a REALTOR (Our team of professionals is a good start) who will meet with you and learn your situation. There are no guarantees that a REALTOR can solve your problem, but I can assure you that our team can help you immediately by taking over the communication with your bank to work towards resolution.
Our first goal is to STOP any FORECLOSURE Proceedings that may be in-process.
We then may be able to coordinate a Short Sale . . . an agreement with your lender to accept less money than you owe to get out from under the mortgage. You will need to find another place to live, but you're mortgage payment disappears and you can potentially avoid the more damaging effects of foreclosure or bankruptcy.
Additionally, if the lender is not giving you enough time . . . We have several investors who may be willing to purchase your home in the Short Sale to get it done . . .
the bottom line is that you do NOT have to be a victim here - DO NOT GIVE UP!
and remember that your mortgage folks are not bad people - they are not being unreasonable - They simply want your debt to them to be satisfied.

Foreclosure is an unnecessary waste of time, energy and money for everyone . . .
This is the first post on a new blogsite for me . . . It is a result of a passion of mine.
There was a time when I was very financially upside down. Every day, my telephone rang CONSTANTLY and most of the calls were credit card companies, Mortgage Company, Car Loan Companies . . . and they ALL were very rude and unforgiving.
They all told me I was a bad person because I did not have the money I owed them . . . They said I was irresponsible . . . they treated me as if I were an inferior person . . . like I didn't deserve ANY respect . . . This was a miserable existence.
I took on another job . . . and somehow I made it through.
There are many reason people fall on hard times:
Jobs can be lost due to company down-sizing
Health issues can keep you from working
"Bad loans" can increase payments beyond your ability to pay
Bad decisions you might have made on investments might have strapped ya
None of this makes you a "Bad Person"
If you really have NO idea where to turn (I certainly didn't) and you want to do the right thing to pay off the debts you owe . . .
AND
You are scared that you might lose your home . . .
PLEASE do not let your pride keep you from from contacting me to see how I can help you get out of this mess. It's not worth it.
