Virginia Horse Farms: Too Many For Sale?

Virginia, with its majestic Blue Ridge Mountains, delightful countryside and four distinct seasons is a beautiful area to come to get away from the heaving rat-race of city life. Yet, many Virginia Horse Farms are currently advertised for sale. Some of these have histories going back to the 18th century, such as the 1741 Dixie farmhouse, surrounded by 35 acres of established equestrian farming, located in central Virginia. Horses are popular in Virginia, with Culpeper County, Rappahannock and Fauquier all being known as prime horse country with excellent Virginia horse farms. Hunting is the pursuit of choice in Warrenton. This county is just a 30 minute drive from Dulles Airport and 45 minute drive from Washington DC. This area is a haunt of all horse lovers, with nine packs of hunting hounds kept very busy.

There Is More Then The Virginia Horse Farms. 

Apart from the many Virginia horse farms; there are a number of very quaint shops and restaurants in Warrenton, Middleburg in Culpeper and Little Washington in the county of Rappahannock. One famous five-star restaurant in Little Washington is The Inn. Other pursuits in this area, apart from hunting, include steeplechasing, and show eventing, not to mention the many exquisite gardens open for show during the spring and summer. In Warrenton there are a number of large Virginia horse farms and farms dedicated to grain, beef cattle and dairy herds.

The 35 acre Virginia Horse Farms. known as Dixie, which is currently for sale, features a beautifully restored antique farmhouse, part of which derived from 1741 and another section added in 1840 and joined to the former section by a 'breezeway'. Following restoration it consists of three bedrooms, two bathrooms and designer kitchen, plus a room off the master bedroom which would make an ideal nursery or office. Another farm for sale is called Middlegrounds. This consists of a Virginia horse farm and vineyard covering 50 acres, plus two rental cottages bringing in a regular rent of $2,000. There is also the benefit of an eight-stall centre-aisle stable with room for hay storage, a heated tack room and a wash stall. Middleground's actual horse pastures cover 20 acres. There are also two large hay fields and some woodland at the back of the farmland.

Building is fiercely discouraged in Cinnamon Ridge, which lies between Washington VA and Warrenton, in Rappahannock country. In the Piedmont region itself the rule is firmly 'no build'. Organic gardens, interspersed by artists' homes, rub shoulders with professional people from Washington who commute daily from the peace of Rappahannock. There are a number of established Virginia horse farms in the neighbourhood of Warrenton, offering the visitor views towards Whitney State Forest. To the west of Culpeper, beside a delightful 30 acre lake, can be found Caynor Mill, set in 39 acres of countryside and with the added advantage of having 200 foot of shoreline. To be able stay here at this site, and take advantage of the exquisite farmhouse, a genuine heated swimming pool and a spa pool, you would need a cool $1,395,000.00.
