Building in Bulgaria: the Relationship between Investor and Architect

Architect in Bulgaria. The steps from beginning designing till obtaining the construction permit can be many and tough. To take control you should certainly hire an excellent local architect in Bulgaria.

Prerequisites

Often the investor has surely decided on a plot for the construction. He knows what he really wants to be built. At this stage he should consult with a (Bulgarian) architect. Together they are able to determine if the plot is ideal. What, where, how dense must be built on the site? The architect can answer these types of questions by analyzing the development plan. The architect is also licensed to create a development plan if such does not exist yet. It needs to be then authorized by the municipality.

In Bulgaria it is crucial that you verify that the plot can be provided with water and electricity. If this is not possible, it is not allowed to build on the site! The particular utility companies offer information regarding the matter.

The Design

Once the legal issues have been completely cleared up, the designing can begin. This can be a complicated activity. It includes the investor on one side and the architect on the other. The architect will have to design the building looking at customer's preferences and spending plan and considering themes like functionality, structure, looks etc. In Bulgaria the architect usually has a crew of engineers who also have to get involved in the creating process. These are structural, electrical, climate control as well as other professionals depending on the exact project and its specifics. The architect together with his engineers has to work in accordance with Bulgarian and EU norms.

Building Permit

When the complete documentation is ready, it is submitted to the particular municipality for authorization. The documentation consists of blueprints, calculations and written texts completed by the architect and the engineers. The municipality generally checks if the project conforms to applicable Bulgarian rules. If it's the case, a construction permit is issued. The construction should start.
