The Challange:
Can the open source concept in IT be applicable to the building industry and alike?
Buildings redevelopment is a "system of intervention" in which the plans for redevelopment customized according to the User's needs are studied, taking under consideration all possible aspects, from the type of results which can be possible and convenient to achieve, to the abatement of consumptions, to the budget (financings, exemptions, facilitations, contributions, etc.), to the pre - during - post works' insurance paper work, and to the logistic arrangements, and training. All of this by utilizing Designers, Companies, Financial and Insurance Institutions within your Area and to which you have always turned to; what changes is the approach to the problem, not to the Players.
An "integrated" approach that would allow to achieve the best from each involved Player, with the least loss of time, money and resources, but above all to "stimulate" the market, currently "on hold", with proposals most certainly interesting for both, the Principal as well as for the Offerer.
Give importance to all the elements making-up a property: architecture, engineering, sustainability, safety, cost effectiveness and to all those other elements contributing to make constructions beautiful, healthy and "purchasable by all".
The uniqueness of this "system of intervention" is that it does not compete with any constructive rating (i.e.: KlimaHaus, LEED®, ITACA, SB100, BREEAM, iiSBE, ABGR, TERI, etc.) nor with Energy Certification (Energy Manager, Energy Certifying Authority, E.S.Co., etc.), but rather it becomes an integrating tool that allows the Principal to learn the characteristics and consequently could decide to apply them with objectivity.
The system is completely open, from which anyone can draw at will information, advices, notes, procedures and anything else listed in it, but at the same time can help correct the errors rather than implementing the data, all without spending anything, without subscribing to anything and without any membership.
Now all the documents are in Italian language, but I hope some good person can help me to translate them in English (for free).

The Story of a success
A philosophical Pill: The Multipurpose Tool

It is an object I consider most contradictory: precious in case of an emergency, but inappropriate for the daily, practical and professional use.
It encloses a range of accessories very useful and customized for every need, from fishing to leisure time, from do-it-yourself to trekking, but I yet have to find someone who uses it daily in place of specific tools.
I see it as very useful and necessary only for few particular cases, similar to the spare tire of a car or analgesic to alleviate a toothache: a buffer solution that allows in the meantime to find a final solution to the problem, meaning tire repair shop or dentist.
Anyone owning it and starting to use it, later will buy the specific tool for the specific job; if you need to tighten a PZ2 Philip screw, today you use the universal tool in your multipurpose tool, but later you'll go to the store and purchase a PZ2 Philip screwdriver, that allows you to tighten screws with less exertion, in a safe manner and especially without ruining the grooves of the screw's head.
Why is it that nowadays everyone is talking more and more about "integration", (Integrated planning, system integration, plans integration, etc.)?
Simply because the know-how for each sector have been "verticalized", and this is necessary and desirable in order to supply the products to the user at the top, but meantime "grey areas" have been created among the various activities that sometime limit or make the various efforts useless.
Integrators cross-intervene to the various skills and assume the role of "handlers of criticalities, or firefighters", in order to reach the optimum solution, thus raising as much as possible the ratios between costs and Principal's satisfaction, return, functionality, aesthetic, future expandability and implementation, market standards, etc.
Integrators too have their specializations:
- Large Constructions such as bridges, tunnels, roads, schools, hospitals, etc.;
- Domotics for integration between classic electric systems and health care, rather than home cinema, sound diffusion, alarm systems, servo-controls, remote-diagnosis, etc.;
- Interior Designer, for better handling and with taste, matching of materials with colors, furnishing, accessories, lighting, etc.;
- etc.
The fundamental idea for our business activity came to mind already at the beginning of the '90s and in 2000 I opened "JTE Studio di Carone Giacomo" with the same philosophy of the multipurpose tool, meaning to do small jobs, not particularly specialized, and temporarily take care of critical situations while waiting for a professional intervention: painting, repair the leaking toilet, install a drapery system, replace a lamp or place in safety a burnt "socket" from an overload, replace 4 broken tiles, etc.
Then as everyone knows, appetite comes while eating, and one thing led to another; we became the "trusted man" of the situation and the first requests for "turnkey" fixing-up started to come-in, so we worked in homes with the Client there, with all that involves respect for times, human dwellers with relative flora and fauna, limitations and mutual stress. In cases of Remodeling instead, the Client did not live on the premises and this lessened the stress element due to the temporary forced cohabitation.
Meantime we attended qualifying courses for the applications of special and rare wall finishing, like Venetian stuccos, marmorino, glazing, etc. with the preparation of the relative priming; same goes for coverings, like ceramic, stony, wooden with all the pre and post laying treatments in addition to the relative maintenances.
Thanks to the previous working experiences, it was not difficult to learn how to use a simple 3D CAD program that allowed us supplying to less affluent Clients the possibility of "preview" and guide his/her choices virtually, in order to achieve the desired result with the least possible cost; often the Client did not have any idea of how much "weight" a specific color or object bears on the context, which then translated more in a criticism rather than in an additional cost or dissatisfaction.
We have had handicapped Clients, with all that involves the how "to allow the living and enjoy" a building from another perspective.
On the other hand, we have had well-to-do Clients who have given us the opportunity to handle high level materials and solutions.
All these experiences are a wealth of priceless treasures, which we have decided to place at disposal of others; Professionals in the sector, Designers, final Clients, Real Estate Operators and Investors, but we could not do it with as a small business, painting and at the same time doing consultancies to Designers, repair a toilet and doing a realistic-photo rendering, so in 2006 I closed JTE Studio di Carone Giacomo and with Bruna, wife and partner, decided to open B&G Studio S.r.l. to supply consultancy ,information and training services about our know-how an our working philosophy, through the combination of typical male pragmatism and female esthetic and communicative taste.
The simple CAD 3D drawing program installed on an old Pentium 133 has given way to a powerful architectural drawing system such as ArchCAD, supported by a MACQuad Pro quadriprocessor drawing station (from the generic screwdriver in the useful multipurpose tool to that PZ2 with ergonomic handle and dynamometric control), all helped by an appropriate training and deep knowledge in the use of such system.
The "placing in safety" of the burnt socket has become a "being in contact" with the Designer for the correct handling of the loads and of all the services the final Client often has no idea of being able to utilize and with at times small costs; within this context, priority is given to Professionals who utilize open systems such as Konnex-EIB, preferring them to the "proprietary" systems which limit integration with other builders' objects.
The simple painting of a room can be enriched with a small additional cost with a portion of the wall done in fine finishing, giving all the details to the decorator who then carries out the job.
The status of maintenance and cleaning of a property can be remarkably improved through simple and little burdensome "advices", "corrective actions" or "explanations" of the procedures for executing the works, by interacting with the current Maintenance and Cleaning Companies.
In conclusion, we have evolved supplying ourselves each time with instruments and knowledge we needed", but we continue to keep handy the multipurpose tool because there is always an emergency for which most certainly will be of help to us.
Integration of Projects
"Four eyes see better than two"
For years we have been following and cooperating with various Professionals, Fitters, Builders, Layers, Principal, and Final Clients in assisting them with their works and choices.
From every one of them we have been able to learn something that today allows us to have a broader view of the entire construction industry, from planning to maintenance, to the selection of finishing, and this gives us today the chance to place this know-how at disposal of others.

In the building field as in other sectors where the complexity and quantity of Players involved are many, we can identify the "weak links" in the chain which, if not recognized and "strengthened" promptly, these spring-up later as problems (delays, objections, additional costs, dissatisfaction, etc.).

In addition to experiences matured on the field, another essential resource from which we draw knowledge are all those information events, where the laws, rather than technological stratagems or delving in technical-practical subjects, are analyzed, still pertaining the field of building and real estate.
Not least the choice of considering the various construction "ratings" currently being utilized in the world, such as for example, ITACA, SB100, CasaClima, BREEAM, Green Building Challenge, LEED, etc., which have allowed us to understand that, in the future those who will build according to "Green & Smart", will be the winners, so, it is not sufficient anymore being a good Designer or a good Builder, but we must work as a Team to produce the healthiest and most comfortable for man and just as much less burdening on the environment (materials, consumptions, recyclability of the components, lighting, replacement and quality of internal air, correct use of waters, handicapped, etc).

When we undertake a new task, either commissioned by the Designer rather than by the Principal, we try first of all to understand what are the actual expectations of the Principal; we start by personally working in close contact with the Designer and later with the various Players involved, so that they may be accomplished, if not exceeded, without increasing the final cost (including our remuneration).

To achieve this we utilize CAD systems (MacPro Quad and ArchiCAD) capable of supplying the utmost readability of the projects even to unskilled subjects, through the photorealist rendering rather then short footages.
Once having decided the base configuration, we can create alternatives and view them, modify their various options, from walls' colors to that of the furniture, from the positioning of lights to the various types of finishing, so that we can supply to the trusted furniture maker, to the decorator, system' installer, layer or carpenter, all the details needed to achieve the "dream for every day life."

After delivering the plans to the various artisans, we can follow along with them the various stages of production and hand-over everything complete, checked in every component, clean and ready to be enjoyed or utilized.

Top Residence
The "turnkey" building ready to use
Properties, either newly constructed or remodeled, are at times handed-over to the final users, plain and in a state of cursory cleaning, often yet with masonry rubbles, glue, residues of sealers, varnishes or other, well stuck to the surfaces or to other finishing, in addition to material of various types not carried away to the authorized dumps for disposal.
To fulfill these types of operations is not simple; because utilizing a product or tool unsuitable at removing the inconvenience can compromise the treated surface, like for example the glasses of windows. Which are often irreparably scratched by the improper use of abrasive sponges, or parquet floors ruined by the use of solvents, or products unsuitable at removing residues of glues.
All of the above is often cause for legal actions initiated by the Client against the Builder rather than against the Company which has done the works.
Experience has taught us that if the property undergoes a correct "final cleaning" before handing it over to the Client, the benefits and advantages gained are many:
the Client is not going to carry out the type of cleaning not included in the normal every day cases, which would result in a loss of time and with outcomes not always optimal;
- the Seller would offer a better image of his/her professionalism;
- the individual installing Companies would avoid objections.
Plus it is necessary to consider that the people working at the construction and completion of a property are many, each with his/her know-how and in a world in which containment of costs is the keyword in order to survive in the market, having to return to "touch-up" the inevitable, although small but evident hitches generated by those who have intervened later (i.e.: freshly painted wall but dirtied by the hand of a layer), become a little probable event, and the problem sometime is stoically borne by the Client, who has anyway always paid for a well done job.
B&G Studio S.r.l., having for years first hand carried out finishing jobs on construction sites, in addition to having done them for third parties, has matured an experience necessary in order to eliminate such inconveniences and offer a finished and immediately available product.
Considering the relation between cost and benefits of such service, it would be advisable to offer it included in the sale package, highlighting it in the contract, but not valued in money.
In addition to the above, the Client must bear the burden of furniture and accessories, often with little satisfying results compared to the costs sustained; this due to lack of experience rather than for layout or engineering not studied in depth during the preliminary stage (relation designer-installer-builder); same problem found by the furniture maker when has to furnish facilities on behalf of the Builder.
Us at B&G Studio S.r.l. base our philosophy on the Customer Satisfaction, and working for years directly for Final Clients, have learned to "anticipate" any needs, and proposing them like a tailor suggests a fabric rather than a cut of the suit to exalt the individual.

Management, Maintenance and Operation
It pertains to training targeted for Operators and Users, eliminating all the prejudices and bad habits.
A well-planned "high performing" building does not need windows opened at all times; for cleaning it needs specific products; furniture and tapestries must meet certain characteristics; periodical checks are to be carried out at precise scheduled times.


Through prearranged plans, we train those who then must maintain, manage and operate these dwellings, rooms, offices, shops, factories and anything else, in order that wrong actions do not lower the performances of the property and thus creating the premises, example, for acoustic or thermal bridges, rather than formation of internal polluting sources and correcting any bad habits, which unfortunately are well radicated in many of us and difficult to modify.

Maintenances for "Private Clientele"
In addition to constructions and remodeling, there is also another market until now neglected and untapped by the operators in the sector, better yet almost considered a nuisance: maintenances.
Be them day-to-day or extraordinary, it is still about handling problems when these have already occurred; this for the Client translates in urgency and high costs, while for the Professionals an obstacle to the normal daily operation.
France and England have already for years implemented this approach, the same way we handle our cars, by taking the car in for service at scheduled times.


Maintenance of the properties "dedicated to Private Client" is another service we offer and which we strongly believe in.
The procedures we implement based on the various problems are all "standardized", meaning described in details and bearing actions, timings, methods and materials to utilize in order to solve the inconvenience.
What is rarely implemented in "private" buildings is the concept of "scheduled maintenance", similar to the one for automobiles which, is studied in the smallest details and carried out in good workmanship by properly trained personnel, allows to:
extend the life of the various components of the object;
reduce operating costs in the short and log term because there will never be an instance of heavy interventions to repair or replace one or more worn-out or malfunctioning components;
allows for an ongoing and correct use of the building;
- offer greater safety, always guranteed by the optimum state of operation of the work.
For "maintenance" is intended all those actions aimed at the correct maintenance of the asset, of any nature (furniture, plants, masonry, covering, common areas, green, lighting, etc.).


We have been offering this service for some time to some of our Clients, and this translates in scheduled biannual appointments during which we conduct a series of systematic checks to dwellings or working places.
During such visits we check the correct operation of the various components, we lubricate where needed, we suggest solutions to implement whenever some modifications are necessary or requested.



It is already customary for some Clients to supply us with a "list of things to do" at our arrival, meaning the classic note with various impromptu requests, such as an example, hanging or moving a painting or furnishing, assembly of an accessory for the bathroom or kitchen, replacement of a lamp: sometime such note is sent to use via e-mail rather than by phone to allow us to arrive with all the necessary items to complete the various interventions in a single call.
By utilizing already established procedures, we manage to supply with simplicity a final detailed statement of the visit.



If there is a need for a specialized intervention by other Professionals, this will be targeted and solved because prearranged by us.
A correct periodical maintenance allows for an optimal state of utilization, absence of squeaking, living comfort: "heavy" interventions are never shunned, but they can be scheduled in advance, preventing increase of costs due to urgency or difficulties in finding the needed Professionals.

Buildings and Handicapped
Properties are normally planned for persons with average height, build and agility. Same goes for furniture and plants. Stairs and bells, as well as gardens and common spaces and accesses no less. This translates in a limited use by those not included in the above parameters.
Said that, we immediately think of those stricken by more or less forms of disability, but we don't think of children, elderly and to those bearing temporary invalidities such as plaster casts, convalescents or pregnant subjects.
How many times our kids trip over carpets or hit their heads against a table because they don't see it, as well as our elderly who sometime have difficulties in finding things on little functional working planes because of an unsuitable color or limit themselves in eating because access to the refrigerator is difficult, use of the oven too or washing dishes becomes an enterprise if toiling in taking them from the draining rack or put them back after washing.
Often small low cost interventions can resolve limitations of these types and allow their more serene and safe use.
Handicapped
Through such definition we mean all those people who, for various reasons, do not have the possibility of utilizing the properties and relative service spaces like the other people defined "normal". In this category belong handicapped people, persons affected by dwarfing or gigantism, people with degenerating illnesses, each with different characteristics and needs among them.
But also persons with advanced age and in perfect physical conditions, who are not included in any of the above categories, can be considered, for all practical purposes, "otherwise able", because his or her physical condition is similar to a young person who lives a daily life with constantly misted over eye-glasses, earplugs, a weight of fifteen kilograms on the shoulders, a corset tight around the waist limiting their movements.
The dish rack is too high, oven door too low, working plane of a color such to create confusion to a limited sight; thousands of details that analyzed with due consideration and skill would certainly allow an "otherwise able" to be a "normal able" subject.
Planning facilities, furniture, accessories, passages, greens and services from another perspective is not a simple job because the legislative provisions on the subject are minimal and often issued at regional levels, documentations and manuals on the subject are very limited, specialized physiotherapists and doctors suggest "personal" solutions, just like the few designers trying their best in this filed.
There are then few cases of "different temporary ability", such as partial or total immobilization of one or more limbs (bandaging, surgery or cast), pregnancy and long-term illnesses.
These situations do not need a "radical" intervention in designing facilities or accessories, exactly because temporary, but understanding how to solve in short times the problem by the user and find the most suitable solution with lower "impact" on the other family members and at contained costs, allows the affected subject to live his or her daily life during such period and perhaps help reduce the times for complete recovery.
Even a child introduced inside an environment created for adults must be considered as an "an otherwise able" if some expedients are not implemented.
We think of the dream house: carpets, beautiful furniture, glass tables, internal staircases taking to the suspended platforms without handrail for protection, balconies rails more often built with horizontal railings, etc.

A baby arrives and problems begin: tripping on the carpet, scratches the furniture by playing with a toy car, the glass table can break, the baby's inborn curiosity drives him to the upper-floor up the stairs or on the terrace where protective barriers are inexistent or not sufficient for a small body or worst yet they are inviting for a climb to overcome them, the pot's handle protruding out in the kitchen is seen as an additional handhold...

How many accidents can be prevented, but us "grown-ups" just don't see them if not when it's too late. There is nothing new to invent for "making safe" homes or public facilities, other than temporary solutions, but well fitted in the environment and especially not too costly, which would allow us to return to the original context as the baby grows.
In the past we have carried out some interventions commissioned by elderly who requested repair or adjustments of the shutters because they had become "stiff", but the problem were not the shutters; the market offers various solutions e costs, from the mechanical reducer to the electric winder. And based on the Client's need and willingness, we need to act.
Past experience has taught us much, and so we have decided to tackle this market's "niche" to supply our Clients an additional service, even just consultancy.
The same goes for homes, B&G Studio S.r.l. considers also access spaces, gardens, green, either public or private, commercial facilities, etc, because architectural barriers and any sources of danger must be avoided during the planning stage, without forgetting the aesthetic factor and design of the environment.
