- Bangsar Ara
- Bangsar Ara is also known as Bangsar Couture Homes. It is one of just a few couture home developments in Malaysia. It consists of only 30 units of 3½-storey Bali-inspired couture home or link bungalow on 32' x 55' of land size. It is currently priced around RM4 million - which is still reasonable compared to latest similar properties in Mont Kiara and Damansara Heights which are currently tagged from RM4 million to RM6 million.
- Sri Bukit Persekutuan
- Sri Bukit Persekutuan is a mixed residential development that consists bungalows, townhouses, and a high-end condominium. These developments are all located within a gated and guarded community in the sought-after address of Federal Hill, which is famously known as homes to many prominent politicians and high net worth individuals in Malaysia.

Bangsar condominiums have been the preferred choice by expatriates, as well as young local working professionals. Unfortunately, many condos in Bangsar are kinda old and most of them are more than 15 years old. - Gaya Bangsar is a prestigious serviced apartment nestled along Jalan Maarof in Bangsar. It is a block of 34-storey apartment including 7-storey podium car park with 409 car parking lots and 285 apartment units. Gaya Bangsar is conveniently located around the 3 hot spots of KL, which are Mid Valley Megamall, KL Sentral transportation hub, and Bangsar Telawi entertainment hub.
- Bangsar Loft
- Bangsar Loft is a unique and modern loft residential located besides Bangsar Ara. It is also referred as Bangsar Couture Homes. It features full glass facade that allows natural sunlight, as well as lets residents enjoy mesmerizing view of the city centre skyline and Bangsar neighbourhood from any point of the house. It is a good change of residential if you are bored living in bungalow, semi-detached and link homes.
- Bangsar Peak

- Ken Bangsar
- Ken Bangsar is an exclusive and modern condominium with glass facade design. It comprises a 15-storey block that houses a total of 80 units. It was just completed in June 2009. It is pricey though - RM2 million onwards. If you have a very deep pocket, perhaps you should go for its triplex penthouse with built-up sizes range from 6,800 to 8,500 sf and comes with a private pool. There are only 4 triplex penthouses available.
- One Menerung
- One Menerung is the most talked and preferred condominium in the vicinity these days. It is conveniently located right behind Bangsar Shopping Complex and next to the green Federal Reserve land. It is another success development by the renowned Bandar Raya Development Berhad (BRDB). There are 229 condominium units with built-ups from 3,013 sf to 10,291 sf.
- Suasana Bangsar
- Suasana Bangsar is a brand new and low rise condominium which was recently completed in the early of 2011. Strategically located along Jalan Kaloi at Bangsar, an established residential area in Kuala Lumpur, the development is a block of 25-storey condominium that houses 2 to 4 bedrooms suites and 5-6 bedrooms penthouses, equipped with various condominium facilities in a freehold land.
- Zehn Bukit Pantai
- Zehn Bukit Pantai is one of the latest condominiums in Bangsar enclave - just completed in December 2009. It comprises 2 blocks with only 93 condominium units with built-up sizes range from 2,476 sf to 3,380 sf. It is located right next to Pantai Medical Centre and just a stone's throw away from Mid Valley Megamall. Unfortunately, it is leasehold whilst most properties in Bangsar are freehold.
- The Luxe
- The Luxe is an new and exclusive low density condominium which is situated on Bukit Bandaraya. It has a single 15-storey luxurious building with a total of 18 units, an average of 1 - 2 units per floor. Built-up sizes are available from 2,900 sf, 3,900 sf, and 6,800 sf. Price for a unit is expected to start from a whopping RM4,500,000 and is due to be launched end of 2012.
Expat Choice Bangsar Condominiums
Here are the condos that were the reason that Bangsar was popular among expatriates in the first place. These condos were among the earliest condos that attracted people to this enclave. Even though old, but most of them are still very well maintained, and continue to command high rental yield and good price appreciation. Many of these are indeed very good bargains!
- Araville
- Araville is one of favourite condominiums among expatriates even though it is almost 2 decades old (it was completed in 1993). This freehold condominium consists of 2 blocks that house a total of only 89 units. It is surrounded by lush vegetation within the compound. Each unit commands superb views of Bangsar hills, Damansara Heights, Kuala Lumpur city centre and even Genting Highlands.
- Bangsar Puteri
- Bangsar Puteri is an old and run down condominium located near Bangsar Shopping Centre and adjacent to the bustling Jalan Maarof and Sprint Highway. It was developed by BRDB which completed in 1987. This freehold condominium is a good investment chip for rental yield strategy if you manage to own it at the right price.
- Bayu Angkasa
- Bayu Angkasa is a high rise condominium adjacent to Jalan Medang Kapas. It is neatly sited on top of Bukit Bandaraya that offer KL city centre and Damansara vicinity skyline views. There are 232 condominium units built over its three 14-storey blocks. It is developed by Kiara Development and was completed in 2005. It is just about 15 minutes away from bangsar Village and Bangsar Shopping Centre.
- Casa Vista
- Casa Vista is another condominium standing tall on top of Bukit Bandaraya. Each unit comes with a long balcony which commands undisrupted views of Bangsar and KL city centre skyline. It comprises two tall towers and a low-rise block. It can be easily noticeable from the funny color combination of its facade - sandy yellow and blue. However, the condominium is pretty well maintained.
- Cascadium
- Cascadium is an average condominium with odd mix of yellow and pink colors finishing. It is developed by Sunrise Bhd - a successful developer in Mont Kiara. It consists of 102 condominium units with built-up sizes start from 1,200 sf onwards. This peaceful condominium is just minutes away from Bangsar Shopping Centre by foot and surrounded vast array of amenities.
- Contessa
- Contessa is a low-rise and low-density condominium sited on Bukit Bandaraya. It is just a normal condominium with no distinctive feature at all - but located in the affluent Bangsar address. Its selling price and rental are trending south. The condominium neighbours Impian Emas, Park Rose, Casa Vista and Sri Kasturina. It is within close proximity to Telawi commercial and entertainment hub and also surrounded by ample amenities.
- Menara Bangsar
- Menara Bangsar is an established condominium since 1985. It is sited right next to Bangsar Shopping Centre and adjacent to Jalan Maarof. It is next door to One Menerung, Sri Penaga and Taman SA. Potential for investment? Near to nil. Its price was stagnant for a number of years now. The condominium is quite noisy due to the noise coming from Jalan Maarof as well as Sprint Highway.
- Palmyra
- Palmyra is a modern Balinese-inspired condominium nestled opposite Tivoli Villas. It is a low-rise condominium comprises 60 units with large built-up sizes from 3,658 sf sprawled over 3 acres freehold land. It is another successful development by BRDB. It is well served by vast array of amenities such as shopping malls and commercial centre.
- Sri Penaga
- Sri Penaga is another most wanted condominium in Bangsar. It can be easily spotted right across Bangsar Shopping Centre. It is among the earliest condominiums built by BRDB which completed in 1996. There are a total of 3 high-rise and low-rise blocks that comprise a total of 304 units. It is preferred because of it is very well maintained by the management company (Azmi & Co). Sri Penaga is normally tagged at highest sub-sale price compared to others within its league.
- Sri Wangsaria
- Sri Wangsaria is yet among the first condominium nestled in the vicinity. It was completed way back in 1984 and is still among the top list of the most preferred condominiums in Bangsar. The development comprises 5 low-rise and high-rise blocks. Its studio unit is the most preferred investment unit here since there are only a few studios available in entire Bangsar.
- Tivoli Villas
- If you fancy Roman architecture, Tivoli Villas should be on your wish list. This iconic condominium features Roman-inspired columns, colonnades, arches and lush landscaping. Its 1-bedroom unit with built-up size of 560 sf can be easily rented out with decent rental yield return. However, there are several new developments going on in the area which deteriorate one's living experience.
Low Density Bangsar Condominiums
If you like your privacy, you should consider the following condos. These condos are all very low density offering residents peaceful and tranquil living. However, the maintenance fee is usually slightly higher than their high density counterparts. Not only that, most of them were built very long ago before Bangsar became popular.
- Desa Bangsar Ria
- Desa Bangsar Ria is a hilltop condominium comprising a 10-storey condominium block that houses only 43 units with built-up sizes range from 797 sf to 2,917 sf. It charges an exorbitant maintenance fee of RM0.41 psf. It neighbours Ken Bangsar, Sri Kasturina and Luxe Bangsar. Even though it is unable to deliver good return, it is still a nice place to stay.
- Impian Emas
- Impian Emas is a privacy-assured condominium with only 18 condominium units sprawled over a 5-storey block. It is located on the secluded hilltop of Bukit Bandaraya right next to door to Bayu Angkasa and neighbours Araville and Sri Kasturina. It only offers basic facilities - swimming pool, playground and covered parking as well as 24/7 security.
- Sri Kasturina
- Sri Kasturina is another low density condominium located in on the affluent Bukit Bandaraya. It is among the most preferred old condominiums in the vicinity - preferred for its low density factor. It only comprises a 7-storey block with built-up sizes from 1,300 sf. Its next-door neighbours include Sri Wangsaria, Bayu Angkasa and Bangsar Peak. Its price has appreciated nicely over the recent years.
- Bangsar Heights
- Bangsar Heights is one of the earliest condominiums to be built in Kuala Lumpur, which is also one of the lowest density property within the vicinity. It has a total of 197 units housed in both low-rise and high rise on more than 7 acres of land. It is located near the famous Telawi area, where many popular hot spots can be found.
- Bangsar Permai
- Bangsar Permai is an old freehold, low-density condominium that neighbors Bangsar Heights and is surrounded by commercial hubs. It has 6-storey blocks with built-up sizes ranging from 701 sf to 2,700sf. Convenience wise, it is second to none as it is within walking distance to Bangsar's commercial area. Furthermore, it is well landscaped with lush greenery, creating a calm and peaceful ambiance.
- Tuscanny
- Tuscanny is an exclusive very low density condominium with a total of 21 units only. It boasts classical roman architecture with Roman inspired colonnades, columns and arches. This freehold condominium consists of a single 4-storey white block with penthouses on top. Standard unit comes with 3 bedrooms and 2 bathrooms with built-up size of 992 sf 0 2,100 sf; while penthouses have 4+2 bedrooms and 4 bathrooms with built-up sizes from 2,088 sf to 2,500 sf.
- Bangsar Villa
- Bangsar Villa is an old freehold, low rise condominium which comprises of a single orange-colored 4-storey block, with a total of 16 units. Facilities provided includes security, sauna, gym and swimming pool. Despite it's level of privacy, one does not need to travel far for amenities as it is within close proximity to the famous Telawi area. However, obtaining a unit here may proof to be hard as the units are very scarce and most are owned by owners.
- Nusa Rhu
- Nusa Rhu is a freehold low density condominium which has a total of 24 units. If exclusivity is of preference, then you should definitely take Nusa Rhu into consideration. Even the roads leading to the condominium have very low traffic, allowing for a welcoming drive home. Like most other properties in Bangsar, it is extremely convenient as many commercial hubs are within close proximity. The only problem is that units here are hard to come by due to its scarcity.
- Impian Emas
- Nestled on top of Bukit Bandaraya, Impian Emas is neighbors with Bayu Angkasa, Sri Kasturina and Araville. It is a low density freehold condominium with 18 units housed under a 5-storey block at an average of 4 units per floor. The condominium is surrounded by lush greenery and all units are facing it. It is priced at roughly RM612 psf. Residents are provided with 2 parking bays per unit, as well as swimming pool, playground and security.
- Bintang Pantai
- Majestically located on the foothill of Pantai Hills, Bintang Pantai is a low density condominium with a total of 45 units sprawled over a 2.5 acre land. This upper-class residential consist of 4 14-storey tower blocks with built-up sizes ranging from 2,598 sf to 8301 sf. It offers a reasonable amount of facility and is strategically located, providing much convenience to residents. However, it is held by the developer for rental investment and is only available for rent.
- Sri Bayu
- Sri Bayu is an extremely low density condominium located in Bukit Bandaraya. Each of the 16 units has 2+1 bedrooms and 2 bathrooms, with built-up size of 1,450 sf onwards. In spite of the small amount of units, the facilities provided are surprisingly adequate. The units are well designed with spacious dining room and open concept kitchen; some of which are equipped with a work station and a bar counter. Inside, it is known to be bright, cosy and breezy.
- Merak Kayangan
- Merak Kayang is a freehold condominium that is located in Bangsar, and is also within close proximity to Damansara Heights. It has a total of 10 units in an 8-storey tower, and a penthouse. Units are avaiable at a standard 2,050 sf, while the penthouse has a built-up of 3,800 sf. Investors maybe interested in the fact that Help University College is nearby and that a typical unit can obtain rent from RM4,800 onwards.
Surrounding Bangsar Properties
Due to overwhelming demand for properties in Bangsar, there are plenty of new properties developments nearby the area. In fact, UOA Group (which is a reputable and renowned developer) has coined a new township which is so-called next Bangsar - named Bangsar South. Let's look at those potential properties on the fringe of Bangsar.
- Bangsar South
- Just like its name, it is located at the south of Bangsar, in Kerinchi to be exact. Bangsar South is an integrated development that comprises several commercial and residential developments. At the moment, there is only The Horizon has been completed which is a commercial office development. Its residential development is called The Park Residences that consists of 7 blocks of high-end condominium with a total of 2,100 units. Currently, the developer only released Acacia and Begonia units for registration. In near future, the developer plans launch Cypress Service Suites . Just like previous UOA's developments, the developer will start selling them after they are completed as UOA is a strong advocate of the build-then-sell (BTS) concept.
- KL Sentral
- KL Sentral is the transportation hub of KL city centre. It is centrally located in Brickfields, in the centre of Bangsar, KL city centre and Petaling Jaya. Just within this integrated development itself, there are few properties - office suites and serviced apartments. Also, there are a few other residential surrounding the development.
- Mid Valley Northpoint
- Indeed, Mid Valley City is a very well developed integrated city (minus the congestion in the area). It is strategically located bordering Petaling Jaya and Kuala Lumpur - making it the centre of attraction within these two vicinities. Mid Valley Northpoint is favored as it is directly connected to Mid Valley Megamall. Hence, residents can work in the next block and shop and dine at the shopping mall - all within walking distance. Not only that, it is a good office as well due to its strategic location and also served by KTM Komuter and LRT stations.
- Suasana Sentral Condominium
- Suasana Sentral Condominium is the first residential development of KL Sentral master plan, which completed in 2002. It comprises two 38-storey blocks which house a total of 400 condominium units. Each unit here is a corner unit, allowing residents to enjoy 90° view. Even though residents should enjoy 90° view from their units - the fact is the view is not that appealing since Suasana Sentral Loft is smacked right next to the condominium.
- Suasana Sentral Loft
- Suasana Sentral Loft is the most popular condominium in Brickfields, which is also known as The Loft. It is the successor of Suasana Sentral Condominium which consists of 2 blocks that comprise a total of 600 units. The best units for investment here are those small 1+1 bedroom units. These units can be easily rented out for short-term stay as there are plenty of single businessmen and expats looking for units every single day.
