Excerpt - Chapter Fifteen
Real Smart Investor, LLC, was formed in December, 2007. It was the culmination of a twenty-three year odyssey to bring to the world a complete and effective system of real estate investment training, a system that incorporated the three essentials discussed in the previous chapter - a proper attitude, an effective method of learning, and competent licensed professionals. Real Smart Investor's vision is about
"Helping people take control of their financial futures as strategic real estate investors using licensed professionals."
Real Smart Investor's mission is directed to specifically help
"Translate Americans' real estate investment goals into reality by providing effective, innovative, and service based real estate investment programs."
Real Smart Investor has fulfilled its vision with the creation and implementation of our Real World, Real Live, Real Estate Investing%u2122 process. This is a mouthful so we have affectionately abbreviated it to "Real World," for convenience. But there is nothing abbreviated about the Real World process.
The three essential components for successful real estate investing have already been examined. Now we will discuss how those three essential components are integrated into a practical and effective method for growing wealth through real estate investing.
Understand that Real World was designed not for the sake of investment training itself, but for helping you grow wealth through real estate. Our goal is not to teach you for teaching's sake but to help you fulfill your financial dreams. What you believe, you can achieve. You can retire early and wealthy. You can own the home of your dreams. You can be a millionaire. You can be a successful real estate investor. This is how.
Real World, Real Live, Real Estate Investing%u2122 was engineered with you in mind. It was created by investment professionals working with successful investors doing real world deals. We are talking about practical training focused on results. You participate as we find and buy a real property. This is not a simulation or an exercise; if you want to swim then you've got to get wet. You want to invest in real estate? Let's buy a real investment property. Did that wake you up? Did you get a glimpse of the possibilities awaiting you? Can you see your dreams turning to reality? Let's not stop now.
Our experience in doing investment real estate and working with successful investors has made it clear what works and what doesn't. There is a proven certainty to successful real estate investing that can be codified. These principles are the foundation of the Real World process. They are not arbitrary or capricious; they are the laws of success and we call them, The Ten Commandments of Real Estate Investing.
Don't mistake this to be grandstanding or sacrilegious. Both are far from our intention. On the contrary, we want to impress upon you just how effective these ten principles are when applied. Some of them will sound simple and common sense, others will fly in the face of what you have been taught and believe, yet whichever the case they work. Together they are your vehicle to real estate wealth. Incorporated in them are the three essential components of success we discussed earlier - a proper attitude, an effective method of learning, and competent licensed professionals. Take the time to learn them by heart. It will be well worth the effort.
Let's look at The Ten Commandments of Real Estate Investing, first together, and then one by one.
How to Become a Successful Investor
Participation-Training 2122 is engineered specifically for today's modern fast-paced real estate investment world, yet the principles that undergird it are as old as human beings themselves. The process of learning any new skill is the same across individuals and cultures. Confucius said it millennia ago: "I see and I forget, I hear and I remember, I do and I understand." His message is clear; to truly understand something you must do it.
Modern academics have taken what we instinctively do as human beings and created models of learning. These models are used with great success in schools and universities across the country and around the world. The following "Cone of Learning," originated by Edgar Dale, pictures a graphic example of how human beings learn.
Let's review the pyramid rung by rung. Named inside the pyramid itself are the methods by which we access information. At the very top of the pyramid is "reading." Beneath "reading" in descending order is "hearing words," "looking at pictures," and "watching a movie." At the very bottom of the pyramid are the words "doing the real "
In bold, on the left side of the graphic we see the words, "After two weeks we tend to remember." The top level which corresponds to reading is ten percent. What this implies is that after two weeks, we retain only about ten percent of what we have read. Next is hearing; after two weeks we remember twenty percent of what we heard. The next row down is seeing, and retention increases to thirty percent after two weeks. But at the very bottom of the pyramid we see that by doing and saying together, we retain ninety percent of the information that is given us!
Now look to the right side of the pyramid and you will see the words "passive" and "active."(This is different from the active and passive types of investors.) Those words represent the type of interaction involved in the learning process. Again let's go to the top of the pyramid. Reading, hearing words, looking at pictures, and watching a movie or video tape are all considered passive activities. They engage only a part of the body/brain network. It seems that partial engagement results in limited or partial retention.
However, if you look at the bottom of the pyramid you'll see retention rates of 90 percent after two weeks. That's the result of both the body and the brain being involved in the learning process simultaneously; that's the holistic approach. And, because it engages both the body and brain, you can retain the information for years. An example is a seventy-year old granddad that hadn't ridden a bicycle for forty years. After all that time he can still ride. In my own experience I played chess in high school and started playing it again in my fifties after a long hiatus. I may not be as good as I once was, but with practice, I'll get better. The same is true for our bicycle riding granddad. To continue on with the bicycle analogy, consider giving a child a book to read on how to ride a bicycle or letting her actually ride a bicycle. There is world of difference between the two in terms of effectiveness and retention.
That ninety percent retention rate is possible with real estate investment training, but only with the RSI's Participation-Training%u2122 method. The Cone of Learning and your own experience in real life situations should bear that out.
A study of this pyramid should be helpful. After you've done that, especially if you've taken a course or been to a three-day seminar, determine where that course or seminar would fall inside the learning cone. If you were disappointed with your results at that seminar you should now be able to understand why. You should also realize why you don't need to spend a lot of money on those old methods. Now let's look at another cone of learning.
