The home may be your dream house but the neighborhood could be a nightmare. You have to like the neighborhood to keep loving the house. Ask the neighbors about the crime rate and other safety factors. Remember that, aside from the house, the neighborhood will become part of your everyday life.

Read your contract carefully before paying for the house. This is one of the most important things to consider before buying a house. Disregard verbal agreements and demand to have everything in black and white. Bring in a lawyer to double check the documents, although hiring a lawyer may add to expenses, it is always good to have a lawyer behind your back. Maintain copies of all documents and provide some for your lawyer.

Plan ahead and see where you will be years from now. Some home purchases are made at the spur of the moment without considering future kids or employment. Make sure that your new home will be in a place you can live for a long time. Consider your personal needs and that of your family. Do you see yourself or your family happy in that town for a long time? Is there room for growth? Does it have good schools or opportunities for career advancement? Inspect the house for defects and hidden damages. Moulds, wood rot and termites are easily overlooked when buying a home. Bring an expert with you to inspect the structure of the house. A sound structure is also a sound investment. You don't want to buy it cheap only to spend thousands of dollars more on a house that needs major renovation and fixing.
