Help for first time buyers in North Wales
When buying a house a deposit of 15% - 25% is often required, sometimes a lender can't loan out enough to cover the rest resulting in a shortfall.
The new Local Authority Mortgage Scheme (LAMS) would allow the council to provide an indemnity to the lender to a maximum £20,000. Meaning the lender would have protection for the extra cash and be able to give a higher loan.
The maximum value of properties qualifying for the scheme would be £140,000. The indemnity would last for a fixed period of 5 years.
Council leader Cllr Dilwyn Roberts said "It will help our young people to find a home".
At the moment there are 22 local authorities signed up to the scheme in England and Wales with many more to follow. The council will help the potential buyer in the form of protection to the lender.
