Can You Get A Great Deal With Probate Real Estate?

Are you're looking for property that you might want to purchase at a discount? Today there are many avenues for properties that are discounted.

People all over the country are trying to decide where and how they should purchase real estate. Many have run from buying property in this unstable market.

Probate property is usually a hidden treasure. Why? To find the probate property you will have to dig into public records.

Probate properties are usually good deals. Property in probate is when a person inherits the property from a loved one who has died. If you live in an area that has a lot of people you will be able to find enough properties that will give you a great income.

Obituaries :

News papers usually list who has died. An example the Statesman Journal for Salem has a list of people who have passed away and a list of funerals. This is where you find the names of the people who own property.

PROPERTY RECORDS :

Using the internet you've discovered that Nelly Bly who recently died owned a house located at 123 forest lane, in Linn County, city of Albany. You found her name in the obituary and ran her name through the online property records href http://www.co.linn.or.us/assessor/ I've found most counties in Oregon are online.

The steps are easy to finding probate property. Find the name of the deceased ask the question does he or she own property and last find the name of the executor of the estate.

Probate Records :

These Records are usually held by the State Court in most states. I will use the example of Oregon.

When a person dies and has left a will it's called a "testate". If a person dies without a will it's then called an "intestate." These are the records you will look for when you perform a search at the State Court.

Probate Court distributes the assets when the bills have been paid. The heirs usually inherit the property if it's owned by the deceased. The heirs usually don't want the house but want the money that the house may bring them after the house is sold. It's your job to show them how you can buy the house quickly.

State Court Records:

State Court Records are accessible by the public. you can find the free computer at the records department usually located at the county courthouse. They will have a sign on the door Public Records Dept.

You can look up any name, or case by using the particular county code. Example: A county code is a three letter word that State Courts use for each county. Example: Lane Co, LAN; Benton Co, BEN and so on...Now you know the county code so you put a name into the computer. Simply put the county code for that particular county in the public computer, and the name of the person you are searching, (Marion= Mar) click enter and up comes all the information for that particular name and cases.

The Case Code that you're looking for is ES & PB which means Estate & Probate Proceedings. If you look to the right from the computer, of the entry point of the case, you will see whether it's open or not.

The next step is to find out who is the executor of the estate. Request to look at the case, inside the case you will find the name, address and possibly a phone number for the executor of the probate case. You may not take anything out of the case but you can have anything in the case copied by the court clerk. Simply ask the court clerk what the procedure is when having these documents copied. Remember if you copy the document new laws may require the court clerk to take out personal information. So I've found it's best to copy down the information that you want without copying it through the clerk.
