MLS Listings in Canada
The Most Common Thing People Want to Know
Obviously Canadian Realtors already know about how the Public searches for real estate information, however some people, particularly those who don't live in Canada, may not be aware of where to go to search for available property across this great country.
Realtor.ca, or some call it "MLS.ca", is where you go to begin your search for Canadian Real Estate.
Important Information on what you need to know about Realtor.ca (aka MLS.ca):
When a Realtor uploads a new listing to their local board, it can generally take 24 to 48 hours before it hits Realtor.ca (which as you know is the site the general public uses to search for property).
So, Why is it Important to Know that Realtor.ca is the Property Search Site for the General Public: Answer! If the real estate market is very active and property is selling fairly quickly, or if a really hot property comes on the market, then by the time it hits Realtor.ca, it could be sold.
How Can a Property be Sold Before it Hits Realtor.ca: Answer! When Listings are uploaded to local boards, they are immediately available to all Realtors who are a member of that local board. As you know, many Realtors have clients waiting for specific property types, and if they can quickly get a client out to see a property, that property can be snapped up by the time it's out on Realtor.ca (the general public's site).
How Can I, the Consumer, get Immediate Access to all New Listings that Fit My Criteria, without having to wait for it to come out on Realtor.ca: Answer! By having a Local Realtor of your choosing add you to their automatic local board email list! What this means is, every time a brand new listing hits the local real estate board, you'll receive an instant copy of it, before it gets to Realtor.ca.

- Given recent challenges and activities from organizations and individuals in Canada, a more proactive public information campaign outlining what CREA has done for the country over the years would be very welcome. For example. most Canadians do not know the origins of the MLS system that so many depend upon today, how Realtor.ca came into being, and how it was developed and is currently supported. As a real estate agent in the Comox Valley Real Estate market, I field these types of questions on a fairly regular basis. Public education of this type is needed.
