Central Oregon 

Central Oregon is a geographic region in the U.S. state of Oregon and is traditionally considered to be made up of Deschutes, Jefferson, and Crook counties. Other definitions include larger areas, often encompassing areas to the north towards the Columbia River, eastward towards Burns, or south towards Klamath Falls. These three counties have a combined population of 153,558 as of the 2000 census, with Deschutes the largest of the three counties, having approximately four times the population of the other two counties combined. As of 2008, the most populous city in the region is Bend, with an estimated 80,995 residents. As defined by the three county definition, Central Oregon covers of land.

The region is located in the middle of the state with the Cascade Range to the west, which divides the state from north to south. Portions of the region are part of a basalt plateau formed by the Columbia River Basalt Group, others are part of the slopes of the Cascades, and others part of the Basin and Range. The climate of the area is primarily arid due to the rain shadow effect of the Cascades on the western boundary of the region. Outdoor recreational activities, timber, and ranching are the primary economic activities.

Oregon is our country's 33rd state to join the union. It is the 9th largest state with over 98,000 square miles with 3.7 million people (ranked 27th) living in the state. If you do the math, you can see that there is an awful lot of space to move around. The open terrain of Oregon is vast and beautiful. The elevation of the state ranges from sea level (where the Oregon meets the Pacific Ocean to it highest point on the top of Mt. Hood at 11,239 feet).

Oregon has some of the most beautiful views to offer, with several mountains ranges. The Cascade Mountains, where Mt. Hood is located, has many surrounding beautiful lakes. Crater Lake is the deepest lake in the country, at a depth of 1,932 feet. The Klamath Mountains are covered with dense forests. If you enjoy hiking or want to spend some time camping in the outdoors, you won't be disappointed by what Oregon has to offer.

Oregon also has some of the best weather, with average temperatures ranging from 32 degrees to 86 degrees. The average rainfall in the state is only 46 inches, which is a great thing when you're planning a trip there. This state has comfortable mild summers and western and central Oregon is generally cooler than the rest of the state.

Oregon is gearing up with plans for their 150th anniversary celebration. Outside of all their year-round activities, the state is planning so much more in 2009.

Whatever reason you have for going to Oregon, you won't be disappointed with your visit.

The time to start looking at investment properties is now. The housing markets have taken their beaten and now seem to be close to their bottoms. As foreclosures are still running rampant, people are fighting to keep their homes. Many are looking for conventional ways to stay, but quite a few are willing to go a different route.

I've been investing in the real estate for some time now. It's been successful, but in recent months I've had to sit and wait for the smoke to clear. Some of the properties that I purchased to flip (buy, renovate, and sell in a short period) didn't work out that way before the credit crisis hit the financial industry. How I made the best of a bad situation was to go ahead and rent those homes to people who either lost their home to foreclosure or didn't qualify to get a loan.

I don't rent single family homes, but when I had two properties that I bought with borrowed money(loan). I was prepared. In my dealings with real estate I've learned to network myself within my city of 350,000 people. I also own 2 quad-plex houses they are 100% occupied and the tenants always tell me that they know someone who needs to move out of their home for one reason or another.

Why do I say that the time is now? First, most of the analysts are saying that the bottom for the financial' are near. Fannie Mae and Freddie Mac have been saved by the Federal Reserve. Their Injection of cash to the two have opened the door for mortgages to be available to the average person. If you have a job and a steady pay check you just may qualify. There are many investment vehicles out there to use, but real estate investing is the most profitable when done correctly. The prices are at a good level for buying and holding for now. In time the markets will improve and the values of homes will go up.

If you're wondering where to go on your next vacation, consider Oregon. My family and I just finished a ten day vacation there and Oregon fulfilled all our expectations and then some.

We started our trip in the Wallowa-Whitman National Forest which covers over 2 million acres. Hell's Canyon is a vast area of the forest and the brochure states that it's elevation is 875 feet. There are no roads that go though the area. We traveled by raft, foot and horseback (we liked it that way). We went went down the Snake River by raft and camped out the first night on the river bank.

Most of the rest of the trip we hiked though some great terrain and each night we slept like a baby. The elevations made it a great workout. Hiking with backpacks that weighed an average of 40 pounds helped too.

The horseback riding was fantastic. The horses were very user-friendly and beautiful. The trail that we took was named Hat Point which is 25 miles southeast of Imnaha river. It offers some of the most spectacular scenery available on the Oregon side.

The hardest part of the trip is that we were not able to carry enough that we needed. The days were hot (90 degrees or better) and the nights were down to about 40 degrees. One day the weather was a little too much with it raining most of the day and at one point it was hailing. We were able to find cover in a cave that we came across.

We knew that it would be difficult for us to carry enough that we would need because our daughters are teenagers, but they were great. I guess the beauty and peacefulness of the area helped their karma. This trip was the first time that we went Oregon and we look for more possible trips in the future. If you're a nature lover I suggest that you put any one of the National Forests that are located in Oregon.

Are you looking to put down roots with your own piece of real estate? Maybe you've gotten married, had a baby, been promoted or got a raise- somehow your situation has changed and you know it's time to stop renting. Whatever the reason, you have decided its time to buy a home of your own. This is a big step and, whether it is your first home or you're fourth, it is always smart to be prepared, when starting the process. Here are a few things to consider, when purchasing a house that will help you avoid common pitfalls and surprises.

1. First things first, how much can you afford to pay? You have to be realistic here, especially, if you go with a variable rate loan. A low payment in one year can become too much to handle the next, if the rates go up. Understand how loans work when determining your budget and get pre-approved for one. You will know exactly how much money you have to work with, but it also locks in the rate for a short time.

2. Decide what exactly you are looking for in a house. Square footage, number of bedrooms and bathrooms, ranch or two-story. These are just a few issues to help you narrow down your search. Search the internet for houses in your area; see what is out there and what you can get for your money. If you aren't willing to compromise on certain amenities, you may have to look at older homes instead of newer builds. The good thing is that you can usually get more for your money when buying older homes. The bad news is that the money you save may have to go back into the house for updating and fixing up. Are you prepared for the work?

3. Choose a real estate agent. Meet with him and discuss all important questions. Do you like him? Is he professional? Compatibility is very important, because you will be working so closely. You want to make sure he is going to work hard for you, no matter how much money you have to spend. Once you have chosen your agent, be clear about what you want. The last thing you want to do is spend the day looking at bi-level homes when you hate stairs.

4. Look, look and look some more. Take someone who knows you and can be supportive yet objective as you look at potential real estate. You don't have to look at 50 houses, but look at enough to feel good about your decision. Take a breather after finding the house and go back on a different day to view just that house. Houses tend to blur together when you look at so many on the same day. To help you remember the points you like, make notes about each house. That will also save time and remind you if it was a yes, no or maybe.

5. Once you have picked out your dream home, make an offer. Your agent can pull up comparison prices for sold homes in the neighborhood to let you know where the asking price falls. But, always make a lower offer than the list price. They may accept, but chances are they will make a counter-offer. If this sounds scary, your trusty real estate agent can talk to you through it and advise you on how to carry out negotiations.

6. After an agreement has been reached, your agent and your lender will help you set up a home inspection and an appraisal. If anything should come up during these, don't be afraid to ask for concessions from the seller. Anything involving the structural integrity of the building should be fixed prior to closing and your agent can help facilitate this with the sellers.

Buying a home can be intimidating, but it is also very exciting. If you follow these steps, the process will be less stressful. You should enjoy this time and look to the future instead of feeling overwhelmed and bogged down in paperwork. Set down your roots and enjoy!
