When people think about "Charlotte Real Estate" they think stability.
Don't get me wrong Charlotte is not the worst by far but there are things to take into account when you say this should be the market to buy your next home.
For instance where is this information coming from saying Charlotte is one of the hottest real estate markets? In deed we do have a low days on the market for some neighborhoods, but we also have one of the higher foreclosures rates in the country. Is this good or bad?
Real Estate agents not only in Charlotte tend to write a few press releases, get everyone in line excited to buy a home and sale their properties. Later when homeowners need to sell their house due to some unfortunate situations, they find out that they probably should have dug deeper than the real estate companies lead them to believe.
Real Estate agents work for real estate companies, in fact, an agent is just a sales person trying to influence their prospects. The whole real estate agent concept is a franchise in itself to brand real estate agents and their brokers as the only professionals that can handle a transactions.
Its true they order inspections, title reports, insurance and a host of the other things. Honestly if you don't have the time to sell your house by owner then using real estate companies might be the best situation, but don't just do it because you can and take their word for it.
Do your own due diligence. Remember agents are sales persons and are always attempting to sale their services to you. I will post later about how to interview a real estate agent to determine if it is better to sale through them or by owner. Plus later i will add tips on how to package and sell your homes faster by owner than an agent can possibly sale. It might cost a 1 or 2% of the sale but it sure beats paying the 6% for something you can do on your own.
No one is pointing fingers and i am surprised but someone has to be the blame?
Foreclosures are at a high rate in Charlotte as well as around the country and no one is doing their due diligence to get to the bottom of this.
No one is taking the blame for our market which to the nation seems like a stable market. I know it could be worst, but we are seeing unheard of foreclosure filings.
Its only getting worst. Most of the foreclosures are from newer developments that targeted uneducated homebuyers ripped them off. Their first home are becoming somes worst nightmare, because some communities are being built for quick profit to fail.
So who fault do you think it is? There are a combination of problems here. Houses selling for prices higher than market value. Builders don't just go around building houses in shaky neighborhoods. They are like other investors that listen to news reports and press releases so they came to Charlotte and looked around saw the reports presented by who but of course Realtors and Appraisers.
You can't really blame the builders for neighborhoods depreciating in value, this blame can not also be put on the mortgage industry. Both builders and mortgage professionals rely heavily on real estate agents and appraisals. Why are neither getting bad press?
Home builders are being persuaded by numbers coming from professionals in their respected industry. Now builders are going out of business as well as major mortgage companies around the country, because the biggest franchise in the housing industry dropped a few news articles and reports. Who would profit the most from builders or any real estate transaction for that matter?
Realtors and appraisers they all network and refer one another business. Appraisers work mainly from the referrals of real estate agents. So if the agent promises the appraiser so many listing to start the neighborhood value, i am convinced some will bump the numbers.

Once you find the problem, then it would be appropriate to take the right procedures. Every agency in the housing field handling this failing industry is trying to find a cure to the problem, but i am under the impression they don't know the true source, or if they do they are trying to hide the fact to keep the biggest monopoly in U.S. history out of the spot light. If it were not the real estate agency doings in my opinion they would be hand over fist pointing fingers at the source trying to nip it in the bud. At the time of the post their isn't any major publicity stating the problem other than the mortgage meltdown.

What is so hot about the Charlotte housing Market?
If you haven't guessed it, the hottest thing about Charlotte is downtown.
In the down town area you have beautiful new condo's that are everyone is excited about, plus you have nice historical homes and neighborhoods that are well sought after.
This craze is leaving other parts of Charlotte in sort of abandonment. You have the newer developments in the outskirts of Charlotte taking the biggest hits. Neighborhoods built between 2000-2006, these are going down very fast, mainly because the way real estates, and builders sold those types of houses.
Real estate agents looked the other way on financials they gathered for potential buyers. Quite a few buyers were not in a position to buy a home, but some savvy loan programs allowed them to buy a house of their own with very good terms. Temporary terms. The type of terms that will blow up in your face if you are not fully educated on them.
The type of neighborhoods i am referring to are around the sunset area, as well as oakdale, parts of the plaza, and a number of other areas. Many builders are packing their things up and leaving promising to not come back to Charlotte. Do you wonder where they got all of the information from about Charlotte being a stable market?
If you guessed realtors and real estate companies, then you guessed right. See real estate agents are a strange beast. They are allowed to misrepresent numbers in press releases, and just have entirely too much control over the housing market as a whole.
They think since they have a license they are able to be the leading authority of the Charlotte real estate market by default. Realtors do handle most of the sales transactions only because they have branded themselves as the authority.
If you don't think a lot of homeowners that sold their homes or are selling their homes aren't or didn't have a problem with real estate agents then guess again.
My company buys and sells real estate and houses. We talk to a lot of sellers that had dealings with realtors and won't again because of their experience. The only reason these types of cases don't make headlines is because realtors have built a brand on trust and the homeowners that have had problems feel like they are out of their hands.
All of the newer neighborhoods in Charlotte are losing value quicker than homeowners can sell them. The only thing that is holding the real estate market up here is the down town area.
We have homeowners calling us everyday telling us about how they feel they were misrepresented by a realtor because now they are trying to sell their home and the value isn't there. In fact they are over financed and can't sale their homes unless sometimes they dig in their pockets and spend $15,000-20,000. That is just to pay the real estate agents commissions. They feel like the agent got them in that situation, trusting that the neighborhoods would hold up, now they have to pay the same person they trust a large sum of money to sale their hous and get them out of this mess.
