Cottage Floor Plans - Building Your Dream Cottage

The word cottage can conjure up chocolate-box images of quaint rustic country retreats surrounded by rose gardens or herbaceous borders. It could mean a woodland holiday home or a cliff-edge outpost with winding stairs down to a jetty - or something much more modest and cozy.  The dream is, after all, yours.  Building that dream needs some down-to-earth thinking first.  Cottage Floor Plans can help you to realise that dream, whether you want to build a small cottage or a larger house.

Finding Your Dream Cottage Lot

Before you look for Cottage Floor Plans, you will, of course, need to know a few important points, such as the size and location of land, any building restrictions placed on it, and what the surrounding area is like.

Check for local utilities - gas, electricity, water, sewerage, telephone etc.

You will also need to know what you can afford to spend, so knowing the limit of your budget is the first step. Allow an extra 10-12% for unexpected costs so adjust your maximum figure accordingly.

Locating your cottage on the highest point of the lot will help with drainage and threats of flooding.

What are the resources or features of the area? Which way will the sun fall across the cottage and the land? Which direction gets the wind? How steep is the access?

Not all cottage floor plans can be modified to fit your planned lot; ensure you have the appropriate lot for your intended cottage. Is the location suitable for your family, relatives and friends? Are you happy with the neighbors/stores/schools? Check local building codes and regulations in case there is a limit to cottage size or style in the neighbourhood. Talk to other homeowners in the area and get their opinions - the area may have hidden surprises that you don't want to hear about when it's too late to pull out.

Finding Your Perfect Cottage Floor Plan

Start by choosing the cottage plans that will grow with you. Think about your current needs, and factor in any probable changes. How might your life change in 10 or 20 years? Will you need more space in future, or less? Can you manage the changes? Ensure you allow for ageing and mobility challenges! Are there enough windows, and will they let in light without needing artificial light in daytime? Are the room arrangements in keeping with the family's traffic movements, or will the kids run through the kitchen to and from the yard?

Regional Review: Building a Home of Your Own
When Henry David Thoreau built his cabin on the shores of Walden Pond in Concord, Massachusetts, in 1845, he paid only $28.12½ for it. Relatively inexpensive even in its own day, Thoreau devotes a considerable portion of the first chapter of his book Walden, entitled "Economy," to describing how he saved money by doing most of the work himself.

Understanding Cottage Floor Plans

Few homeowners are very familiar with construction techniques. A good contractor will break things down for you, but you should take the trouble to familiarize yourself with some basic floor plans or blueprints:

Cover Sheet - An artist's view of the finished construction.
Foundation plan - shows the layout and features of the foundation, including crawl spaces or access features.
Floor plans - these show a two-dimensional plan illustrating sizes and locations of rooms, windows and doors, plus cupboards, sewerage and other basic points.

So, now the dream cottage can become a reality. You won't be able to forsee all the problems in building your dream cottage, but good research, the right blueprints and a structured plan will ensure you are off to a good start achieving the American dream of building your own home.
