Deed in lieu of foreclosure - why mortgage lenders don't like it

Lenders don't often cooperate in a deed-in-lieu-of-foreclosure, as I have mentioned. They don't like it because it doesn't extinguish junior liens. Although a title search will uncover junior liens most of the time, it isn't always easy to discover certain junior liens. On the other hand, a foreclosure auction results in a trustee's deed or other deed that in most cases extinguishes all liens junior to the lender's.
