The Dark Side Of Hard Money Loans
Here's the ugly, ugly truth you absolutely must understand about the world of hard money: VERY FEW PEOPLE WHO CLAIM THEY ARE HARD MONEY LENDERS REALLY ARE HARD MONEY LENDERS! Here's what I mean...The vast majority of these so-called "hard money lenders" don't actually have money to lend. They are brokers. What they do is put up a front to make it appear as if they are indeed a lender. They collect the application and fees from the investor, then submit the loan request to the actual lender for underwriting.
Here's where it gets really dirty and you have to be careful of this. Some of these brokers are just in business to collect fees. They'll take your application and get you to pay anywhere from $500 up to $3000 (or more) in fees. What's super slimy about this is they will do it knowing that your property will not qualify for a loan with their lenders.
They submit your application, you get declined, they keep all the fees. It's the most under-handed tactic in the lending business. If you search the real estate investing forums, you'll find numerous people that have been bamboozled this way. These unscrupulous lenders give all people who offer hard money loans a bad rap.
Now this doesn't mean that all brokers are fee collectors, don't get me wrong. You just have to make sure that the lender has qualified your property for a loan before you pay any fees. And always question fees that exceed $1000.
Another dirty tactic you have to watch out for are companies that masquerade around as a hard money lender, but then they require you to have a certain credit score in order to actually get financing.
Here's why they do that. These guys are making the hard money loans they write conform to specific guidelines so they can package and sell your loan to a bank or Wall Street. In all circumstances, this kind of loan is NEVER friendly to you the investor! Plus once they sell the loan, you'll get the crappy servicing that comes from big banks.
