Every realtor knows that in 2008 it's pretty darn easy to find a few listings. There are way more sellers than there are buyers. People wanting out from under their high payment mortgages. And even people who owe more than their property is now worth.

Sure, you can do a short sale and get the price down to below what the fair market value is, but you still have to look for a buyer.

You may have decided to concentrate on rentals, as renters are plentiful thes days. But if the market came back and you were able to find lots of buyers to sell your listings, wouldn't you drop the rental biz in the trash and go back to selling? More money there, right?

So you have a listing. Newspaper ads aren't working very well. Emails get stuck in spam folders. Your webpage isn't getting any traffic. So the only thing left for you to do is to starting cold calling people in the neighborhood where the house is.

Don't you hate cold calling? All that rejection and unpleasantness? It sure is time consuming, too, to call 100 people. Take heart.
