NFPA Standards Council bans use of antifreeze in sprinkler systems for new residential construction

NFPA issues updated safety alert regarding antifreeze in new and existing residential sprinkler systems

The National Fire Protection Association (NFPA) Standards Council has banned the use of antifreeze solution in residential fire sprinkler systems for new construction until further action by NFPA consensus standards committees, and NFPA has issued a follow-up to its July 2010 safety alert to provide updated guidance on the use of antifreeze in residential fire sprinkler systems. The council action and updated alert follow new research that was conducted after a fire incident raised concerns about antifreeze solutions in residential fire sprinkler systems. The incident involved a grease fire in a kitchen where a sprinkler with a high concentration of antifreeze deployed. The fire resulted in a single fatality and serious injury to another person.

"Fire sprinklers are one of the most effective ways to save lives and property from fire," said James M. Shannon, president of NFPA. "We have acted quickly to conduct additional research in order to provide the public and our technical committees with as much information as possible regarding the use of antifreeze in sprinkler systems."

According to NFPA, the home is the place where most fire fatalities occur, and when sprinklers are present, the risk of dying in a home fire decreases by 83%.

Shannon said the key findings from the new report were:

* Antifreeze solutions with concentrations of propylene glycol exceeding 40% and concentrations of glycerin exceeding 50% have the potential to ignite when discharged through automatic sprinklers.
* Both the 40% propylene glycol and 50% glycerin solutions demonstrated similar performance to that of water alone for fire control throughout the series of tests.
* Based on the results of this research, antifreeze solutions of propylene glycol exceeding 40% and glycerin exceeding 50% are not appropriate for use in residential fire sprinkler systems.
* Consideration should be given to reducing the acceptable concentrations of these antifreeze solutions by an appropriate safety factor.

New Systems

NFPA standards prohibit the use of antifreeze in residential fire sprinkler systems in new construction following the August 16, 2010 issuance of tentative interim amendments (TIA) to NFPA 13, 13D and 13R. If you are putting in a new residential fire sprinkler system (including all NFPA 13D applications and the dwelling unit portions of NFPA 13 and NFPA 13R systems), refer to the latest editions of NFPA 13, 13D and 13R, as amended by TIA numbers 1000, 995, and 994.

Existing Systems

* Fire sprinklers are extremely effective fire protection devices, significantly reducing deaths, injuries and property loss from fire. These systems should not be disconnected.
* Residential fire sprinkler systems, whenever possible, should not contain an antifreeze solution.
* If you have, or are responsible for, an existing residential occupancy with a fire sprinkler system, contact a sprinkler contractor to check and see if there is antifreeze solution in the system.
* If there is antifreeze solution in the system, determine if other means, such as insulation, can be used to provide adequate freeze protection.
* If there is no viable alternative to antifreeze solutions, NFPA recommends the following:
* Use only propylene glycol or glycerin antifreeze solution.
* The antifreeze solution should be the lowest possible concentration required for the needed freeze potential but under no circumstance should the antifreeze solution exceed a maximum concentration of 40% of propylene glycol or a maximum concentration of 50% of glycerin. Consideration should be given to reducing these concentrations by an additional safety factor*
* The antifreeze solution should only be a factory pre-mixed; use of factory pre-mixed solutions is essential to ensure the proper concentration level and solution integrity.
* Antifreeze solutions should only be used with the approval of the local authority having jurisdiction.

Smoke alarms have become commonplace in residential properties, but alarms can only alert occupants to a fire - they cannot contain or extinguish the fire.

Home sprinkler systems can, and one Nash County family has installed them in their new home along West Mount Drive, making their home the first with a residential sprinkler system in the county.

"We hope we never need them," Johnny Baines said.

Baines and his wife, Cathy, are both West Mount volunteer firefighters and decided that switching to a gas stove from an electric one with four out of five children living at home warranted the sprinkler system.

"The 6-year-old doesn't bother me as much as the older ones because they like to cook ... well, they like to try to cook," Cathy Baines said. "Right now the stove is a collection spot because it is a flat surface, but we are not going to be able to do that here. The pilot light is always lit on a gas stove and the surface is hot, so they can't just lay things on it."

Originally, they just considered installing safety measures in the stove's hood system but decided to protect the entire house with a sprinkler system from Williams Fire Sprinkler in Williamston.

Their system consists of 45 sprinkler heads hidden behind decorative covers, which pop off when activated. Johnny Baines said the cap is soldered to the sprinkler head and when it is heated, the joints melt and the head pops down. Once the sensor is heated to 150 degrees, the head is activated.

"Hollywood kind of screwed it up for sprinkler systems," he said. "People think that when one head goes off, they all do. It doesn't work that way. When one head gets hot, it is the only one that goes off unless the fire spreads."

Residential systems also differ from commercial and industrial systems in their sensitivity.

"Most residential systems are designed to react faster than commercial systems," Rocky Mount Fire Marshal Phillip Davis said.

Unlike in commercial settings, residents may be asleep when a fire breaks out delaying their response and evacuation time.

Another misconception, Cathy Baines said, is although sprinkler systems can extinguish some fires, their main purpose is to control a fire.

"They are not designed to put a fire out, they are designed to provide a way for you to get out," she said.

The Baines said they've heard many people are worried about the damage water from the system will do.

"The area that has the fire is going to have fire, smoke and water damage. That will happen with the system or without," Johnny Baines said. "The rest of the house will just have light smoke damage, though."

Sprinkler systems have been compared to having a firefighter on duty everyday, but Cathy Baines disagreed.

"Firefighters are no good if we don't have any water," she said. "The sprinkler system is better because it always has water ready."e_SClBDavis said another added benefit of installing a home sprinkler system is the financial impact. On average, insurance companies offer a 16 percent discount on premiums for a whole-house system and a 9 percent discount for a system that covers everything but the attic.

"It will pay for itself in a few years," he said.

In December, the N.C. Building Code Council will vote on the issue of requiring sprinkler systems in all residential structures built beginning in 2012.

"It is time to draw a line in the sand," Davis said in support of the requirement. "We can make it happen today, but we will really see the impact from it 50 years from now. It is for our grandkids' generation down the road."

Davis said a few homes in Rocky Mount have sprinkler systems, but they are still rare.

"They have to offer peace of mind when homeowners go to sleep, though, knowing they are totally protected," he said. "Not only do they have an alarm to alert them to a fire, but they have a sprinkler system to help contain it."

INFORMATION

A spokesman for Williams Fire Sprinkler said home sprinkler systems average between $3 to $7 per square foot.

She said a small home can have a system installed for less than $10,000.

Although most systems are installed when a home is constructed, she said they can be added to existing structures.
