Listing Properties on the MLS that are FSBO
What is FSBO?

FSBO-For Sale by Owner is a real estate term that describes the situation in which a property is offered for sale directly by its owner without soliciting the help of a real estate broker, implying that no real estate commission is associated with the sale. In recent years, the term has been used more broadly to mention the process of marketing, buying, and selling of real property without the representation of a real estate broker.
Many sellers choose to sell their property via FSBO to avoid paying a commission to a broker, typically 6% of the selling price of the property in many parts of the US. Commissions paid to a broker can range between 5% and 7% in different markets across the U.S. and Canada. Usually, owners advertise their properties through classified ads, websites, word of mouth and other means.
According to a press release by the National Association of Realtors (NAR) regarding their most current annual survey of real estate consumers,
~ In the year 2006, 12% of US real estate transactions were FSBO.
~ In 2005, 13% of US real estate transactions took place via FSBO.
~ The record percentage of 20% of US real estate transactions (since tracking started in 1981) took place in 1987.

Listing FSBO Properties on the MLS

Going through the real estate process on your own involves going through many steps along the way that you might not have experience with. It can also entail lost opportunities that are missed solely because of a lack of information that would have otherwise been provided by a real estate agent. One way this lack of information can crop up is through the misuse of Multiple Listing Service (MLS) listings by those trying to sell a home on their own...[more]

FSBO Can Save The Homeowner Money

FSBO makes selling of a home a money saver, at least is some cases. According to the records of For Sale By Owner.com, consumers have saved over $1,000,000,000.00i.e. One billion as commission since 1991.
Moreover, one can set his schedule. You know when potential buyers will be coming to check out the place, and can give time to prepare accordingly. You don't need to leave your home every time an agent wants to show it. When a prospective buyer makes an offer, there is no need for running back-and-forth between agents. An agreement can usually be reached easily and quickly.
You are the agent yourself who knows his home best. You know the highlights of your home and can present it better. You just have to remember that a well maintained, fairly priced home will automatically sell itself.
Last but not the least you save time. Within a few months, you will realize that no one is going to pay that much for your home. At this point, you know that you will have either to reduce your asking price or accept an offer equal to the original amount you would have asked if selling it FSBO— and you would still have to pay the agent's.
Due to its advantages, For Sale by Owner is becoming increasingly popular in Europe, with many new companies in the UK and Ireland offering the FSBO service. ThisHome.ie, an Irish FSBO service provider also offers a fixed price conveyance package to provide the seller with the lowest cost legal fees.
