    I didn't sell my house in Hawaii w/o a realtor but I truly believe it was because of MY efforts that it sold. I posted it on Squidoo, wrote articles, on and on to get the word out and it worked! yay! This is a wonderful lens so thank you so much for your hard work with it.

    As a Realtor who helps sellers and one who has sold her own home both ways, I think it depends on a great many factors whether it's good to sell your own home. Yes it's true that FSBO homes often sell for less, but the bottom line is that if the Realtor gets it sold quicker and for more money, the owner benefits even if they pay a commission. Marketing and legal issues are taken care of by the agent...so the bottom line profits might be the same or even more using an agent.

    Good info. IN my opinion, IF a person knows enough about the selling process, the forms/legal requirements, and is willing to do the work, I think it could work out.

    As a real estate investor and property manager for a trust (purchased 5 properties (6 houses) in the last year for them), I hate dealing with people who sell their own homes. They, for the most part, are unrealistic about how much their house is worth, get upset if you offer them less, don't understand negotiations aren't personal, underestimate the time it takes and the hoops that have to be jumped though. They are a pain in the neck. I have a real estate person that handles all those headaches, saving us lots of time and money. She only calls us when she has a property she thinks is what we are looking for. She doesn't show us just everything that comes on the market. She knows we will keep coming back to her if she does right by us. So far, she has been terrific.

    Hmmm, I would like to point out that homes sold with a REALTOR usually sell faster than a FSBO. Also there are many statutory (by law) forms that need to be done in a transaction and they can be very confusing to many buyers and sellers. Another thing not mentioned is the liability the seller takes on letting random strangers into their homes, possible violating the Fair Housing Laws, and a host of other issues that a Real Estate Agent deals with all the time.

    Of course there are many sellers out there that are quite capable of selling their own homes, and even more that don't want the stress and headaches involved. Sure the seller can make their own appointments, but they also have to be available all the time too. A good agent will have a back-up plan for showing if they are out of town, and any seller should ask this question if they are thinking of hiring an Agent.

    In today's economy selling your own home often isn't the wisest, and you will be stuck with all the costs, where with an Agent they pay for Marketing and things and are only reimbursed at closing unless you come to a different agreement beforehand.
