The president of Landmark Property Investments, Inc.; Zack Childress has a widely divers background. Zack was a highly successful business developer in the corporate world of commodities. He spent the last 3 years of his full-time investing career creating automated systems that would give him and his wife their time back. Now their real estate investing company can run itself, and they can do whatever they want whenever they want. He took all the education he learned over the past 13 years and brought it into the 21st century.
Zack made investing in Real Estate so easy that now anyone can invest anywhere they have a computer and phone. He knew he had to be focused on marketing and getting as many leads as possible coming into his systems; therefore, he could keep the deals he wanted to buy and wholesale the rest to other investors. He was focused on automating all phases of his real estate business.

Bank foreclosed homes are also called real estate owned (REO) foreclosures. When property owners are unable to make payments on their bank-held mortgage loan, the bank forecloses on the property in an attempt to repossess it. This is how a property becomes a bank foreclosure home.
Experienced investors know that while a bank foreclosure is being processed, owners may sell their homes in order to avoid foreclosure. This period is referred to as the pre foreclosure period. Often times, owners are willing to negotiate a lower price for the sale of their home during this period so that they can avoid damage to their credit score. In the end, the investor gets a great price while the seller avoids foreclosure and maintains a good credit score. This is a win-win situation for both parties.
If the home is not sold before the foreclosure is processed, the title of the bank foreclosure home is transferred to the bank. Banks, however, do not like to own foreclosure properties. They are in the business of dealing with money, not real estate, and bank foreclosures are a burden on banks for several reasons:
They are expensive to maintain - The bank must pay taxes, insurance, maintenance and security for their bank foreclosure homes. The longer they hold on to bank foreclosure homes, the more money they lose.
The bank looks bad - Having a large inventory of bank foreclosure homes on their books highlights their bad lending decisions.
The bank needs to recover the money lost on bank foreclosures.
Due to these reasons, banks try to get rid of bank foreclosures as fast as they can. This is how investors can capitalize on these properties. It is often possible to negotiate deals where you can buy bank foreclosure homes or government foreclosures at a price that is anywhere from 30-60% below market value.

The current market conditions make it a perfect time for a small investor to purchase one or more foreclosure properties for their private residence, rental or resale. During economic downturns, more upscale homes go into foreclosure, so the notion that foreclosure homes are only available in crime-ridden areas is inaccurate. Beachfront and homes in affluent areas are part of the mix of foreclosed properties available.

Well, everyone wants to do that, but I've never seen it happen!
The reality of foreclosure investing is far different than what many people have seen either through infomercials or books that have been written. We don't sell books, so I'll tell you what I'm aware of in the foreclosure investment field. First, everyone I know who is an active investor works an awful lot more than people working 9-5 jobs. Second, serious players either have a significant amount of money of their own or have an investor backing them up. Third, houses that are going to sale almost always need a lot of work to bring them to Market Value. Fourth, finding a solid property to purchase isn't a matter of picking what you want, it's a matter of finding something that works economically, keeping track of it, finding out all you can about it, then beating out all the other investors who are interested in it. Sound discouraging? People treating this business seriously invest a lot of time and energy into finding and following properties.
So, is it possible to make money in the foreclosure business?
Sure, the key is to know your strengths and weaknesses.
The first example is the major problem most beginning investors will have. What is the Market Value of a property you are interested in? Experienced investors will usually all have a property valued close to the same amount (3% variance). They will use local Multiple Listing Service comparable sales, Title Company comps and experience to come to that value. If you are not fully aware of what a property will sell for on the open market, you cannot do anything with a property. All decisions regarding a property are based on the price it will receive, Know The Value!!
The second issue of importance is the law. If you know of a property where money can be made, you do not want to run into legal issues because you structured a deal that is illegal in your state. Yes, states have laws regarding what you can and cannot do with owners who are defaulting on their home loans. Do your research, find out whether your state uses Mortgages or Trust Deeds and the legal timeframes and implications of each.
The third issue is money. It certainly helps if you've got a good amount to back your purchases, but if you don't, it is not impossible to do deals. You do need enough to be able to find properties, keep track of properties and cover on-going office type expenses. I was once told, "Money should never stop you from doing a deal". It's true. If you have a deal, someone to invest in it is easy to find. If investors don't want to invest, it's not a deal.
The fourth issue is knowledge. Federal tax liens, partial interests, leased land, property information wrong, unpaid property taxes and wrong common descriptions are all things that have hurt investors. If you are not aware as to how to check for these things, you shouldn't be investing in foreclosures. The things that will make a deal head south are the things that are not obvious.
Time to evaluate strengths and weaknesses.
If you don't have a strong grasp of market values in your area, aren't sure about your state's legal requirements, don't have significant money to invest and don't know how to follow up on real property information, you need to spend some time learning the things you will need. Read, make contacts and talk to people involved in the business. They are easy to find, they will be at local Trustee or Sheriff's Sales. However, if you have a good knowledge of the requirements and think you can learn as you go along, you can probably pursue this market.

Bank Repossessions
There is no comfort in knowing you could lose your home, in which you've made many memories, because of financial difficulty. According to RealtyTrac, an online marketplace for foreclosure properties, foreclosure filings - default notices, scheduled foreclosure auctions and bank repossessions - were reported on 332,292 U.S. properties in October, up nearly 19% from that time last year. One in 385 U.S. homes received a foreclosure filing that month.
Since the highly publicized foreclosure woes of Evander Holyfield and Michael Jackson, more celebrities have joined the thousands of homeowners hit by financial strain of a weakened economy. Grammy Award-winning singer Toni Braxton faced foreclosure in October on her 2,306-square-foot condo in the Century City neighborhood of Los Angeles that she purchased for $725,000 in 1996. Braxton defaulted on a Bank of America mortgage loan on the property and owed $12,503 . The property, which was listed at more $1.2 million by Sotheby's International Realty Sunset, was sold this month.
Michael Vick, who recently completed a jail bid after a 2007 conviction on dog fighting charges, has housing woes of his own. His multimillion-dollar home is being sold as part of court-approved bankruptcy plan that includes the liquidation of his assets. The home was last reported on the auction block for $3.2 million in March with few takers, and has still not yet had a buyer.Lisa Wu Hartwell and her husband, former Oakland Raiders linebacker Edgerton Hartwell, lost their Atlanta home in August after defaulting on their loan. They paid $2.9 million for the house in 2007; the bank resold it for $1.9 million.
Sheri Whitfield, who went through a nasty public divorce from former NFL player Bob Whitfield, lost her home to foreclosure in May. The house, which was originally purchased for almost $2.2 million in 2002, sold for only $1.1 million.
Deceased pop icon Michael Jackson's real estate woes continue since his sudden death in June. His infamous Neverland Valley Ranch was set to be auctioned in March after foreclosure last year, but was instead sold to Los Angeles private equity firm Colony Capital for $23.5 million two months later.
