garage door, door hingeMany of the evils that befall your garage door system are preventable or at the very least can be delayed through periodic maintenance.
Lubricating the door hinges and door springs will go a long way towards prolonging the health of your garage door opener. The door spring does most of the work so when it begins to fail the opener comes under greater stress.

How do you test the door? Easy. With the door in the closed position, unhook it from the opener by pulling the cord. Lift the door about 3 feet off the ground and let it go(watch your toes!). If the door springs are good the door will stay in place, if the springs are weak the door will go back down to the ground. Also check for any binding as you open and close the door, it should be smooth. Repair the door if you detect problems. It's either pay for the door now or pay for the door and the garage door opener later! FYI, sometimes it's hard to reconnect the door while in the closed position because the trolley and the door bracket don't always line up perfectly. Put emergency cord in the up or locked position and run opener. The trolley wll slide back into place. Just watch it, it may jerk the door a little as it tries to lock in, but other than making a loud noise no damage will occur

Make sure that if you have safety sensors that they are properly aligned and clean. Many service calls are generated by customers who don't know that their door won't close because the sensors are not aligned or are dirty. The vibration of the door over time will slowly move the sensors, eventually to the point where they cannot "see" each other. Also, make sure you are not storing anything near the sensors that might block the sensor beam.

If you have a chain or belt drive garage door opener, make sure the gears inside the unit are greased properly (light coating, not gobbed on). Many models use nylon gears which will eventuallly strip. I have seen units less than 2 years old strip because they had no grease at all from the factory.
