The most important concept to consider before you purchase a property that you plan to flip is an understanding of the real estate market as it relates to your finished product. Ultimately, no matter how well you bugdet, if you don't get close to what a final sales price will be in your estimate, nothing else matters because your decisions about what to upgrade and what to leave alone are directly related to your final sales price. If you get that wrong, al other decisions are based on a false premise.
