Buying and Renting a House in Gwinnett County
Now, doing this has changed!
Today, many, if not most, folks find their houses online. The purchaser has a lot additional control in the whole process. With this control, however, comes the task and responsibility of choosing the house and contacting various Realtors. Buyers have a tendency to use Realtors later in the buying process, in lieu of earlier.
Until the mortgage crisis, virtually everyone could get credit. There were even loans called "ninja" loans, since you didn't even have to possess a job to obtain one of these babies, only a great credit score. Well, you can all see where that policy lead! Today, if you need a mortgage, you'd better be squeaky clean. Plus the more income you might have for a downpayment the better.
Another issue in today's market is price. Housing prices have dropped tons in virtually all markets. This means certain things. 1) You cannot depend upon the value of your home rising, so you better buy it below market price, if you're thinking about selling it in the near future. And, 2) often you're negotiating not just with the seller of the property, but the seller's lender. A huge number of sellers attempt to sell their houses prior to them getting foreclosed on. They owe more than the house is worth, so that they must negotiate with the lender to relieve the payoff on their own mortgage. This is known as a short sale, and unfortunately, fairly in today's world.
Not every lenders are as willing to do short sales as others. Exactly what does this mean to you as a buyer? Well, this means that although you may have found the house you love, and although the seller could be quite willing that you should buy it at your price, the lending company may not go along with the offer. This added layer of complexity might get very vexing for buyers. Patience may be the watch word for today's buyers.
Most likely the ideal thing that you can do these days is get along with a very experienced Realtor who understands short sales as well as who has solid contacts inside the lending community. Making use of their expertise in working with sellers and lenders, you'll increase the likelihood of not only determing the best house, but being able to negotiate a deal with the seller as well as the lender.
