They owe more than the house is worth, so that they must negotiate with the lender to relieve the payoff on their own mortgage. This is known as a short sale, and unfortunately, fairly in today's world.

Not every lenders are as willing to do short sales as others. Exactly what does this mean to you as a buyer? Well, this means that although you may have found the house you love, and although the seller could be quite willing that you should buy it at your price, the lending company may not go along with the offer. This added layer of complexity might get very vexing for buyers. Patience may be the watch word for today's buyers.
Most likely the ideal thing that you can do these days is get along with a very experienced Realtor who understands short sales as well as who has solid contacts inside the lending community. Making use of their expertise in working with sellers and lenders, you'll increase the likelihood of not only determing the best house, but being able to negotiate a deal with the seller as well as the lender.
