Buyers hate second-hand and stale smoke odors. If you have to smoke go outside.

Check there are no butts in the yard: non-smokers will not respond positively to old or fresh butts.

Make sure the front and back doors are clear of any rubbish or boxes etc. Take the kids bikes and put them in the shed etc

Open the windows a doors daily to keep the air in the house fresh and dry. Use the fans to rid the house of cooking odours or steam in bathrooms etc.

Clean all the doors around the handles - you will be surprised how much grime can gather there!

Cut the lawns and especially the edges - even a dry lawn can look good of the edges are cut clean and deep.

Don't let cars be parked on the lawn - first off it looks messy but also it will damage the lawn and ruin the turf.

Open blinds and curtains to get the light in.

Pack up anything around the house you won't need to use for a while and store the packing boxes in the shed or at least away from the high traffice areas.

Get a gardener in to clean up the yard - you have better things to do so just pay the guy to get it looking great. He should have some ideas for you!

Make sure all guttering is clean and free of blockages.

Slap a fresh coat of paint on the frontyard - Is there a gate? One coat could make it look nice!
Is the mailbox looking sad - one coat of paint could cheer him up!

If a room looks cluttered then move some stuff around a bit. Remove excess furniture if it is really bad.

Don't be tempted to spray lots of room fresheners aruond the house since some people can be allergic but also they may not like the smell!
Fresh percolating coffee seems to be a good one!

A lot of families go house hunting together. Remove anything likely to attract little fingers and cause embarrassment to the parents if things get broken.

Don't hesitate to get in professional cleaners to get the hours right up to scratch.
