Home Inspection Expectations

As a prospective home buyer, getting to the inspection stage is one of the big milestones over the course of a real estate transaction. You may have walked through the home a few times and given it your own critical eye, but now the big guns are coming in to tell you just what you might be getting in to.


That can be a bit of a blessing and a bit of a curse at the same time for prospective buyers that have fallen in love with a property. They want to know everything Real Estate Home Inspectionabout it, but they don't want to hear that it's got significant problems that might be a barrier to purchase. Because of this dynamic, inspections can be a bit of a daunting prospect, but they certainly don't have to be.

Home Inspection Primer

A home inspector non-invasively examines the condition of a home, often in connection with the sale of that home. This process is referred to as a home inspection. An inspector will check the roof, basement, heating system, water heater, air-conditioning system, structure, plumbing, electrical, and many other aspects of buildings looking for damage which may require expensive repairs, as well as fire, safety, and health hazards. Think of a home inspector as a detective searching throughout the house for clues that lead to a conclusion of the home's overall condition. A home inspector is sometimes confused with a real estate appraiser. A home inspector determines the condition of a structure, whereas an appraiser determines the value of a property. A home cannot "fail" an inspection, as there is no score or passing grade given. A professional home inspection is an examination of the current condition of a house. It is not an appraisal. It is not a municipal inspection, which verifies local building code code compliance. A home inspector, therefore, will not pass or fail a house, but rather describe its physical condition and indicate what components and systems may need a major repair or replacement.     Great lens - I feel getting a professional inspection is perhaps one of the most important elements of buying a home. It's so important in fact, that if my clients don't want one, I have them sign a disclosure that I explained how important it is and they are choosing not to follow my advice. I work mostly in the Fox Valley of Illinois in communities like Aurora, Montgomery, Sugar Grove and Batavia, each with different codes. So even if you know a lot about home repair, it's still important to get an inspection by a professional who knows the community.

    My wife and I had a home inspector come and check out a few houses we wanted to make offers on, but only one of them checked out. I'm glad we didn't put an offer on either of the other two. We could have been stuck with a house that would have cost us a lot more money in the long run.
