Is there a home in your future?
Homeownership is probably very near the top of most people's list of life goals. Nothing beats the warm fuzzy feeling when you come home to a place you can call your own.
Whether you are deeply rooted in the community where you grew up, or are a globetrotter and restless spirit, home sweet home is the place you can truly be yourself.
Buying a home, financing it, decorating your living space, home maintainance and repair, and later maybe selling a home, are all a part of the scope of homeownership.
Studio or mansion, how much house can you afford?
Get pre-approved before you dream!
One of the first items on your long list of tasks on yor road to homeownership is your home loan pre-appoval. Without knowing how much loan amount you qualify for there is no sense in looking at any houses.
So you need to count all the pennies in your piggy bank and then find out how much a responsible lender will loan to you. If possible, get a letter from a lender that shows you are pre-approved for whatever the amount is. This will give you an important edge in negotiations.
Next, find a real estate agent to represent you in finding the right home at the right price. Thanks to the internet, competition among realtors for your business is stiff and you will want to make the most out of it. Let REALTORS® compete for your business! Whether you're buying or selling, find the right REALTOR® for you.
All you need to do is pick one that you are most comfortable with.
Special Information For First Time Home Buyers
You might qualify for financial help
It really pays to be informed about your options here because in some cases the aid could be worth tens of thousands of dollars! You don't want to miss out on this.
And since home buying is a very complex process you might want to get some independent advice from these excellent books on first time homeownership..
Canvassing your Real Estate Market
Find out what homes are selling for in your desired neighborhood
The next logical step is to get an idea what the homes in that area are selling for. You can drive around and look for flyers and "for sale" signs. Obviously, one good source is the real estate section of your local newspaper.
But the most efficient way is an online search. There are real estate sites that let you access the MLS, where you can enter all your preferences and search a huge database of homes for sale.
One of the best places to look is the website of zipRealty.
First, you enter all the desired features and areas where you want to look for a home. Then you can check out all sorts of valuable information about the homes offered. Pictures, virtual tours, area maps, "comps" (how much did nearby homes sell for recently), schools, maps, even satellite images, and much more.
Should you later retain one of their real estate agents they will even give you 20% of their commission. Considering how much the agents receive this might be a welcome boost to your finances.
Finding and Buying a Home
How do you buy a home?
Of course, you can always call a realtor, but since this will be one of the major transactions in your life you should do some homework first. This will pay off big time once you enter the process of actually buying a home.
Here are some good sources of information you might want to consult. These are all books suitable for beginners and intermediate home buyers.

Selling A Home
When it's time to say goodbye...
First, you will need to get your house into the best possible condition to maximize your profit. Nobody likes to spend a lot of money on a house they're going to sell anyway, but a little investment in some minor repairs and cosmetics will almost always pay you back multiple times over.
There are a lot of things you can do yourself. A fresh coat of paint, a clean carpet, maybe some nice fixtures in the bathroom, and some healthy looking greenery in the yard.
Sometimes it helps to get the opinion of neighbors or friends. We might not always notice little things that could be unappealing to prospective buyers.
