    As a real estate investor, I have been selling homes by owner for over 10 years. I would never use a realtor, except for maybe a short sale.

    Great information. Be careful on the flat fee MLS. Be sure that the MLS you are being listed in is the one used by Realtors in your area. Personal experience with one firm left me $500 poorer and no visibility to my home. However it did work well for another home I sold.

    Because of all the legal stuff involved, I'd feel safer with a R.E. lawyer handling the paperwork myself.

    I you want to sell your home fast, you need the services of a home stager or better yet, why not learn in becoming your own home stager instead? The best way to learn this is through the Internet and you don't need a home staging certificate if ever you need to prove you're a home stager when you decide to make it your own business in the future. This lens is really helpful in giving me some tips on how to sell houses and I recommend "Home Staging Success" if you want to become a home stager! 10 stars for you, Janet21!

    i dig it as a buyer (not a seller). i think it's good research practice to see how "sellers sell" before you buy. that way you know their tricks and can be one step ahead. good lens.

    Staging really gets the fast sale usually a higher price too. One thing that you forgot is pre-qualifying people to be sure they are buyers. People can put sellers in a time crunch by falling out of escrow. Check http:// squidoo.com/theloangateway or Http://theloangateway.com

    Congratulations on LOTD! We've recently bought our first home, and if we were to sell we would most definitely sell it ourselves - it's made easy by some excellent Internet listing sites. There's absolutely no need for an agent.
