- Drainage. You want to make sure your barn is properly drained so that it doesn't get flooded. You don't want your horses living in a constantly wet environment. The dampness can also deteriorate the barn itself.
- Type of Soil. The type of soil you have on your property will influence the drainage characteristics. This is especially important if you are considering an earthen floor.
- Vehicle access. Your barn will need vehicle access both during the construction process and after the barn is built.
- Utility access. Be sure water, electric, and any other utility providers can access the barn.

Ensuring Proper Ventilation in Your Horse Barn
Ensuring proper ventilation in your barn is the single most important thing you can do for your horses health. Your barn should keep your horse cool in the summer and warm in the winter without being drafty or damp.On a side note, the barn should be free of the smell of ammonia. If you can smell ammonia from the horse urine, then you are putting your horse in danger.
Maintaining good ventilation and air quality in your barn is not that hard, it just requires common sense.
Clean stalls daily, and with a natural cleaner. Cleaners with lime in them are very unsafe to have around your horses and especially your foals.
It may be tempting to keep all barn doors and windows shut in the winter time, but this can pose a threat to your horse. Your horse needs fresh air, so again, use common sense. Open doors and windows. Create cross ventilation, but not a drafty atmosphere.
It's best to open doors and windows that are well above the horse's head, to allow fresh air in without creating a draft.
