The Great Outdoors - Fixing up My Yard

This is an extension of my lens about fixing up my whole house in order to sell it - it's a journal with pictures showing how and if I'm doing this. . And LUCKY YOU - you're here in the BEFORE and DURING stage!!! That's right -- so far, there's no AFTER or HOW TO.

Below here is my list of what needs done on the yard and the outdoors of my house before I can list it to sell. Pictures should be updated as changes/improvements are made - I don't anticipate doing that on this section until Spring and Summer of 2010.

So, what do you think about all this?

...before we go further....

Let's say I still owe 60,000 on this house. If fixed up, this house could sell for 140,000. I have an acquaintance (not a close friend) who said he'd take it as is for 90,000 - maybe in a year, if he's still interested.

My budget for fix up is 20,000 if I get a home equity line of credit NOW. I then have a year to fix it up.

(I want to try RV living for a year, then find a smaller, yardless place to live somewhere else).

Fixing up My Laundry Room
This is where I started (August 11, 2009). One tiny step for mekind....
Fixing Up My Kitchen
Needs the most work - cleaning and sorting...It also has the Pantry, which I am considering making into a 2nd bath, closing off from the Kitchen and opening into the Master Bedroom (such as it is).
Fixing Up My Living Room
After the Outdoors - this is the next room potential buyers will see when they enter. It isn't in such bad shape.... but it needs help too!
Fixing Up My Master Bedroom
The Master Bedroom - circa 1960's - a bit small - but I'm working on it (or will be)
Fixing Up My Second Bedroom
The second bedroom may not need as much work -- but it needs some.. see what it needs...
Fixing up My 3rd bedroom - guest room - office
A tiny room, but with many possibilities --this needs a tidying up but most of the work is in the presentation!

Outdoors - To Do List

* New Roof = Optomistically est $5,000
* Patch Driveway Est $500
* Pond needs work Est $20. DIY and supplies
* Corner "garden" needs landscaping
* Landscape front "garden areas"
* Landscape back yard garden, by the fence - fence also needs hoisting up.
Total Landscaping costs front and back est $500
* Get rid of pile of wood in backyard -Est $20 hauling
* Back porch needs power cleaning and new stain.
* Clean cedar around garage
Est for cleaning cedar and porches, cost of renting one of those power water things and cost of 3 gallons of stain and brushes - paying son $200
* Prune and/or remove dead trees in front yard
* Trim hedges by street on side
* Trim all trees
* Trim bushes around house
Est for all tree trimming and pruning, 300
* Mow Mow Mow - Cost of Gas - $50
* Ideally - replace dog yard with carport (zoning and opening drive in area to backyard would be required) - Est cost 5,000

Some things to help in fixing up the Outside

Some of this is practical, some of it is just comic relief..when faced with something of this magnitude. You wonder why people never move or why they are found dead in their house in stacks of newspapers miles high?
